Historical Side New Construction
I just looked on The Villages web site. Currently there are only 3 new homes for sale on the Historical Side -- two in Country Club Hills and 1 in Silver Lake.
It seems like last year the developer was building new homes at a faster rate than this on the Historical Side. With all of the new construction going on in the Village of Fenney, I wonder if new construction on the Historical Side has been cut back going forward? |

I live in the historic side and I can tell you that there is a lot of construction going on and a lot of empty lots.
There are a few different things that go on with new construction. One is that a home goes up for sale and The Villages makes an offer on it. Their offers are usually low but often there are motivated sellers who just want out. They do two things with these home, they remove them and either build a new home or sell the lot to a buyer. Another thing that happens is that homeowners are having their home taken out and building a new home with an outside builder. There is also another developer here that is buying old homes and building new ones. Another thing that happens is a homeowner wants a new home and TV comes in and removes the old home and builds a new one so those homes are never advertised. There's a funny situation over here where some of the homes are under the jurisdiction of the town of Lady Lake and some are simply in Lake County. The lots that are not in Lady Lake are moved into that jurisdiction which takes a few months. The home cannot be put up for sale until that process is complete so there are several new homes over here that are not on the market yet because of paperwork. There is, for some reason, often a delay in getting an occupancy permit on several of these new homes. There are five new homes on my street, two vacant lots, one house under construction by TV and another being removed by the owner. So it's not like their not building homes. Any time a manufactured home goes up for sale, The Villages makes and offer. The offer is not always accepted but those that are will eventually have a new site build home on that lot. |
It sounds like a slow, but inexorable, effort is being made to get rid of the original trailer houses...and rebuild the village using stick homes.
Maybe at some point in the not too distant future, the local Historical Society may deem it worth being looked into as a 'cause.' :shrug: |

There is also new construction that is a replacement manufactured home. There is a nice size one that was put up with a great 2 plus car garage it would be perfect but the skirt is the type that makes it look like a trailer and that is my opinion and for informational purposes. I can't believe The Villages approved it. There are many other replacement units that are Manufactured homes. There is a real beauty on the golf course on Magnolia, site built, I was loving it till I saw the price sheet. Watching The Villages put up a house is a thing of beauty, talk about having your act together.

From what I have observed the last couple of years, "the rising tide is raising all the boats". What the Villages Developer is doing is helping to raise the prices of all the homes on the Historical Side. There are many nice manufacture homes that have been renovated and have many years of "Life" left in them. A number of residents I've talked with wouldn't live anywhere else in The Villages. The US 441 corridor with all its shopping and restaurants is easily accessible from this location. For many reasons, it's a quicker process to build new homes in Fenney and Osceola Hills than on an already developed site but the progress seems steady and sure to improved the Historical side of The Villages.

Interestingly, in looking at my deed, I noticed a line that says (in so many words) that the Villages has the right to first refusal.
I'm guessing that this is not followed anymore, but I don't know. |
