More land for TV?

According to the unmentionable online news source The Villages is behind the "Buffalo Hide and Cattle Company" which now controls another 4,000 acres which were a proposed 8,000 home development! WOW!

That's what I'm hearing.

The land is almost endless and as long as there are people growing old.............TV will probably continue to grown.

Seems like old news, Champion6 started a post on this 3 weeks ago. This is all part of a long term plan. Does anyone really think that the "Developer" is going to switch to farming and cattle now?

Combining this land with the Leesburg property makes for a great location at the deep south end of what will someday be more of The Villages.

Why get it zoned for agriculture? Taxes. It's going to be a while before they get around to building (Years!) this far south so this is a tax savings. It will appease the naysayers in the interim, but most of them will come around too.

The odds of getting the land rezoned again later so it can be developed are pretty good, TV is now a huge cash cow for the City of Wildwood: high $/tax homes with only half or less getting homestead tax exemptions, no schools to support, low crime, homes only occupied 30-40% of the time. They'll jump at the chance 5 or 10 years from now to add another 8000 homes to their tax rolls.

The missed the boat on the Tradewinds site when they fought TV and have come realized it, they won the battle but have since changed sides in the war now that they can see the spoils going to the victor.

According to Sumter County GIS, this transaction was in February 2017. ALL of this is in addition to everything we have heard publicly from the developer.

The June 13 Daily Sun reported on the June 12 Wildwood City Commission meeting. Below is a quote from the article.
“In another growth-related matter, the commission reviewed on first reading a proposal to rescind a 2011 ordinance that authorized the Landstone-Wright planned development, about 4,132 acres due south of the CR 501 and CR 470 intersection.
“California-bases Landstone Communities LLC purchased the property in 2007 with the goal of developing 8,025 residential units and a mixture of commercial, industrial, recreational and institutional uses.
“Landstone’s acquisition, at about $53 million, was then considered the largest single purchase in Sumter County history.
“By 2014, however, Landstone, once one of the country’s largest institutional investors of residential development, divested the property.
“Earlier this year, Buffalo Hide & Cattle Co. LLC acquired the property in a deal valued at about $17.8 million and applied to rescind the order.”

Well, the application to register Buffalo Hide & Cattle Co. LLC as a new corporation was filed by The Villages Legal Department, Lake Sumter Landing.

In a "Manifest Destiny" sense, there is something very American about TV's progress, growth... In contrast, back north, they're closing the local Diary Queen, the Dennys, the JC Penney's is already gone... and that grand old Sears is about to be shuttered up like the old K-Mart... not to mention the continual loss of factories and business space. In many northern climes, closings sums "growth" (the growth of empty lots and buildings). For sure, there is opportunity in the changing of local landscapes, but those retiring in the north will not see that future.... It is a sad commentary on America if the only growth in town is the proliferation of Dollar Stores everywhere rising in the wake economic shifts... But here? Growth = Growth = Good.... TV is the American Dream come true for those lucky enough to retire here. Breath deeply, drink the Kool-Aid, and enjoy.
