Dog Breeds & size restrictions
Im looking 2buy a CYV in TV.
Are there restrictions on dog breeds our size ? I have 1 M/N+ 1 F/S german shepherds but each are 100+ Thx, Lori |
no size restrictions. you might look at a resale cyv. I live in Duval and I have a decent size yard for my dogs....much larger than the new villas.

The only restrictions is the fact that 95% of the homes here can only have two pets. The other 5% are restricted to one pet technically. That 5% is over in the historic section on the east side of 441. But there is no restriction on the size or the breed. But as somebody said your insurance may be higher depending on the breed of dog you have.

My mom had a rottweiler and had a difficult time getting homeowners insurance because of the breed. There was a four figure surcharge because of the dog from some companies. And many companies wouldn't even write a policy. Fortunately, the Villages Insurance people got her a reasonable deal.

I've seen someone driving around in their golf cart with 2 newfies on the seat with them!

Thx all for the replies but most major insurance companies omit dog bite insurance so that is a separate policy. I keep my fence locked and the dogs in another room if I have a visitor.
I put in an offer on one CYV yesterday subject to getting in writing that no breed or weight restrictions and if I don't get this one, I will include it in future offers just to be sure. |

Go to the below page on the districtgov.org website and find the community you are looking to purchase in. This will give you all the deed restrictions for that subdivision. Look in the Use Restrictions (normally Article 5) for the pet restrictions. Anything else anyone - realtor, neighbor, etc. tries to tell you is a restriction is wrong.
I've attached the deed restrictions from the CYVs that I live in that talks about pets. No weight/size restrictions. Most all read the same. Village Community Development Districts |
we have a #165 lb English Mastiff and no one says a word to him! haha

80% of the dogs living in The Villages need to be over 55 in dog years. This is a retirement area!

Look on the front page of this morning's Sun newspaper. New residents of Osceola Hills have a 150 pound Irish Wolfhound and built a special platform on their golf cart to take him for rides. The dog stands 6' tall on his hind legs, they have photos and all.

For our Village, it's two dogs :doggie: :doggie: any size.
We will always have two dogs, one large and one small (rescues or rehoming). The Villages is very pet friendly. That's the main reason we bought here. |
