Hello - I'm a newbie not yet moved into TV.
I received info on SECO and TECO for electric and gas.
Who supplies water & sewer?

Central Sumter Utilities. Water (both potable and irrigation), sewer, and trash collection are billed with your amenity fees monthly. Figure around $220-$240/ month all totaled depending on lot size and water usage.

Have not heard of the $100 set up fee? Is this for your postal mailbox?

Is that similar to a left-handed skyhook? My only memory is getting two mailbox keys at closing at no charge.

I hope it's you that is right on this. A $100 fee to set-up your mailbox sounds way out of line. I'm closing at the end of the month so I'll be able to post my experience with this.

If, you are buying a NEW property in the villages request a copy of the paperwork BEFORE you go into closing They "allow" 15 minutes. The form is like 42 pages of legalese. As I recall you will sign on page two that yo have read and understood page one. Aside: our last closing, many years ago was more like 4 pages.

I would ask for a list of all fees. If, I recall there was a deposit on the electronic gate card that you get back when you sell

Hum... Are these fees for new homes? When we purchased an existing home 4+ years ago, I don't recall paying a fee for 2 gates passes or for 3 mailbox keys. Yes please get a copy of the closing papers ahead of time to review. Especially the Deed Restrictions! :-)

Village Community Development Districts

Once you close, you will receive a bill in the mail for water (with irrigation water break-out amount), sewer, trash, and your monthly Amenities fee (about $150/mo). Our monthly bill totals about $200/mo for the services I listed here.

At the district website, there are Payment Options described here at this link. For example, you can put it on Autopay by Bank Draft; or set up other online methods of paying; and options are given for in-person payment options:
