Expense on patio home
 

I would like a approx. cost of the yearly expense of a patio home. This would include a care taker for rentals , utilities,outside lawn care, all taxes. bond, cable , insurance, everything.I would pay cash so there would be no CDD bond.

Check out the section on the first page "Nuts and Bolts", it is at the bottom of the page. Also come for a "Lifestyle Preview" there is no presure from sales people, and you can see all the different homes. Patio Villas range from $150,000 to about $250,000.

I'm not so sure that cash will eliminate the CDD Bond. The bond is imposed on all homes - it essentially pays for the infrastructure that was put in before the homes were built - regardless of how you might pay for one.

The Villages often eliminates closing costs on a cash deal, which is significant.
And only if you pay the CDD bond, will you eliminate that LOL.

I bought a patio villa last year, paid the bond and my neighbor's watch the house during the off months. I don't rent it out.

Bug Service $400.00 annually
Lawn Service $40.00
Electric = $40.00 - $100.00 ( I have an electric cart)
Gas = $20.00 - $80.00
Flood Insurance = $350.00 annually
Cart Insurance = $100.00 annually
Cable = $12.50

What about property taxes, homeowner's insurance, amenities, water, sewer, trash?

I am moving to the villages in November and wonder about the flood ins. also since I opted not to get it. I, too, am interested in all the expenses.

I get the flood insurance because of hurricanes....just after I bought there was a big hurricane that kept coming over TV. Lots of water everywhere.

Some people say that the houses in TV will not flood because there is a drainage system in each street but they can get clogged with stuff....

So $300.00 a year is peace of mind.

Please read your exclusions, you may find back up of water from sewers and drains is not covered.

EVERYTHING except mortgage and bond maintenance will be between $800 and $900 a month. This includes all expenses I have had on a home for two years. It includes taxes, Insurance, amenities, lawn, pests, repairs, pressure washing, gas, electric, insurance, home watch, cable, phone, everything I spent on anything.
