We are selling our designer in Mallory. Should we use TV properties or MLS ?

Hearsay, but from very reliable sources . . .
The Villages pushes to sell new first, before a resale. Their contract is so tight it squeaks and doesn't give you any wiggle room; you must agree to their terms and conditions exactly and most of the contract favors them, not you. I won't go into the horror story a neighbor had with them. To me what is unethical is that they can show listings from MLS Realtors but don't and won't. |
You will sell it much faster with TV RE... Their market is so much bigger.. I am not a fan but that it the facts.

We listed our home with TV. It was located near Lopez and just was not shown byTV. While they still had the listing, we had open houses on our own. The house sold on 3rd day! We still had to pay the commission.

Same problem here we will be listing and moving back north soon. Health problems and need to be around family for support.

bought resale from tv. took 2hrs of paperwork just to make a offer. rejected counter offer from seller. 2 weeks later seller accepted offer and had to go through the 2 hrs of paperwork all over again instead of just changing the prior dates.
on the sell side mls commision is negotiable, don't think tv negotiates, could be wrong, double check. also have been told the tv sell contract is binding for 6 months. a lesser time period can be negotiated with normal realtors. |
