Here is the map that Leesburg used in the zoning process for the Villages. Note The Village of Westlake and also how Buena Vista crosses Morse and goes to 470.

Also note that the proposed new road does not connect to Buena Vista.
It begins directly across the street (Rt 44) from Meggison Road near Cody's at the cattle crossing.
Makes me wonder if a new street name may be forthcoming?

Also note the fastest selling preowned properties are those in the northern part of The Villages. Less crowded up there I guess.

That might be the reason but when we made the choice to buy a preowned north of 466 it was because

1) Close proximity to 2 town squares
2) Beautiful mature trees and landscaping
3) 5 of the 12 country clubs are located north of 466
4) The major entertainment venues are north of 466 (Savannah Center, the Theater at Tierra Del Sol and the Sharon Morse Performing Arts Center
5) Close proximity to shopping on 466 and 441
6) Close to the Villages hospital and many doctor offices
7) The 2 bowling alleys are a golf cart ride away
8) Most of the homes already have their bonds paid off

Totally agree, our thoughts exactly when purchasing. The only thing I would add is that the developers also live in that area, so it is a reasonable assumption that the older area will be kept updated as time passes. The Sharon is a great example.

It looks like Westlake will have some great waterfront lots, most likely Premiers similar to Iron Oak Way's water lots. Going to be a great addition to TV, so much new stuff happening, I hope I'm still around when this current buildout is completed. I looked at the current Fenney map and they show a section WEST of 301 in Coleman as a "Future Village" as well as another lager one West of the two Fenney golf courses and east of 301, and one more future Village just south of the turnpike on the east side of 301. I was told by a former tenant that TV owns the Plaza at the south west corner of 301 and 44 and they would not renew his lease, he was told it is going to be a medical center of sorts. Lots of great stuff going on.

The Morse family live SLIGHTLY north of 466. Mark Morse lives directly across from Bridgeport at Laurel Valley.

Where are you getting your info on resales? By northern part do you mean north of 44? 466? just wondering?

Don't forget The Villages north of 466 have over $25,000,000 in that reserve fund from that successful law suit they won back in 2008. This money is invested wisely and should be around for improvements north of 466 for a very long time. This is how they updated Saddlebrook Recreation Center and others.

Looks like where that 27 number is on the right would be a great place for a town square. Remind me of the Sumter Landing location. Anyone know more about where they might put one in?

The houses sell faster in the northern area. Best place to be when the snowbirds are in town. Less traffic and by far the most beautiful part of The Villages.
