New home price increase
 
The new home price increase was supposed to go into effect today. Has anyone heard if the price increase has gone into effect and if so how much it was ?

I checked The Villages website a few minutes ago. The base price of the two new homes that I looked at both went up by $1,000. The Iris changed from 215,600 to 216,600 and the Lily changed from 216,900 to 217,900. I don't know if this is true for all models. These were the only two that I was watching.

Maybe someone else will have more information regarding the increase.

Price Increase
 
I also just checked their website but did not see any increase on the three I checked. It was my understanding from more than one village sales rep that the price increase was starting the same day the new model homes opened in Sanibel which is/was scheduled for June 17th. Yesterday I was told the model homes will now be opened on June 27. Anybody else hear this?

I just checked as well.
The Lily shows a 208,000 start price. The Iris 211,700.

I'm looking at the New Home Gallery....

Where are you looking?

Hi Chopper, Just checked the village website the iris is $211,700 and the Lily is 208,800. These are (on this website) the same price as they have been for a long time. Is there another village website? thanks

Interesting, base prices on these homes were more expensive in 2009. I was told by our sales rep, the price increase takes effect June 17, 2011 (Of course that date could have changed). Anyhow, looks like they are moving back toward the 2009 rates.

Home prices nationwide have dropped to 2002 levels. The Villages has done better.

The reality is that we are in a deflationary period for home prices. Granted - when you buy in the Villages you are buying a home and a lifestyle. Still, the reality of lowering home prices has to affect the Villages to a degree.

Certainly, it makes it harder for folks to move there if they can't sell their current homes for a reasonable price. Also, the contradiction between home prices in the Villages vs. other communities in Fla. has to play a role.

Spend 200+ for a home in the Villages vs. something twice as large near St. Pete - or the Space Coast, or 1/2 the price in Winter Park, that has to be factored in.

Personally - I am still committed to moving to the Villages as early as Jan 2012 (this Fed -- as well as many others -- is jumping ship)...but, I am open to other lifestyles if the price is right.

Price Increase
 
Check out The Villages website...prices just went up. I only know the Designer models, I am building a Lily and the price went from $208 to $215,500.

Yes......my Iris went up as well. I'm glad I got in under the wire this week...signed, sealed and soon to be delivered. New models are available, too. They weren't kidding when they told me prices were going up today.

That's really good for you that you got in under the price increase. Where are you building?
