How long to purchase Villages house #2?
 
We bought in Phillips Villas and we do like it there a lot but if there is one thing we would like to change re our purchase it would be an upgrade to a 2 car garage. Our Charlotte 1.5 car garage is one of the smaller ones in Phillips. More like a 1.25 car garage. I don’t think a 4-seater golf cart would be able to fit. We’re not quite sure how serious we are and we may stay in Phillips but we are thinking of taking a look at courtyard villas with a bigger garage. There are some pretty good deals at Fenney/DeSoto right now while Soulliere is a bit more expensive. Anyway my question is for those who sold their first house and purchased a second and how long did you wait before doing this. I am aware that the closing of the first house has to be 1 year after the original closing in order to make a profit. Thanks in advance.

WELL............. You might wait a bit to see if there are any other things you might like differently. I am sure you can "make do" for awhile.

We knew from the beginning that we needed a 2 car garage CYV so limited our search to those. I think you just need to be patient and wait until one becomes available in an area you want to be in unless moving to Fenney is what you really want. The villas are selling very quickly and fetching a nice price right now. Three of them just sold in our neighborhood.

We were looking to keep the price down when we purchased ours as we weren’t certain how much we were going to like the Villages. I guess I didn’t do my “due diligence” when it came to the size of the garage. I was actually ready to purchase a 2 bedroom. My wife insisted on the 3. I was wrong again.

One other question. I was told that the area above the courtyard villa garages is not designed for storage and that heavy items should not be stored there. True or false?

make sure you get all you need next time ,or you will be asking how long before you buy your 3rd home.never enough room.

There is not a lot of room up there but ours has some plywood on the floor and we do store some things like Xmas decorations up there. We also have the pull down stairs. I don't think you could actually get anything too heavy up there.

In our CYV community, our street has 13 homes and since it was built in 2011 there have been 4 homes that have sold and moved to a larger home. Actually the home next door the fourth owner is taking possesion this month, so actually 3 have moved from that one address to a larger home plus 3 others for a total of 6 owners. We've also had 3 leave due to death of the owner.

When Tim the Toolman installed our attic steps he put in about 100 sf of plywood flooring which we use for storage. Things like suit cases, large bulky items you need but not all the time.

We bought PV with 1.5 in 2010, as vacation home, garage too small, 2012 bought cottage 3/2 with 2 car garage, then in 2014, 3/2 designer with 2car plus golf cart garage.

Our intent was to also purchase as a vacation home. But we can see that eventually we will be full-time Villagers.

2.5 car garage would be perfect. Unfortunately we can’t do that without selling the place up north and the wife is not ready. Has something to do with grandchildren.

It was a given, the golf cart garage was needed. But if we had our choice a 3 car would be better, one enclave, one 2 seat convertible, 2 golf carts

You are allowed to sell a new house that you bought within a year. You supposedly can not make a profit on it.

With realtor fees and closing costs, there is little chance of a profit.

We bought our second house a year and a half after buying the first because the garage was too small. Buy a house with a two car plus golf cart garage. The re-sale will make it worthwhile.

We rented for a couple years before we purchased....the result, a three car garage. We also determined we didn't want to have kissing lanai's, wanted a corner lot and didn't want to be buried blocks from an exit. As others have stated, take your time before you move to make sure all (or as many as you can) of your needs are discovered and are addressed.

We’ll probably stay where we are until we sell our place in RI in the next few years. If we did that we could get exactly what we want and not be as concerned with price.
