Property line and the 5' setback.
Are we able to get a variance to encroach on the 5' setback off our property line or is it a waste of time to even try?

Call ARC (community standards) and ask them, in general, I agree with the previous comment. A previous neighbor and ourselves wanted to put in a common privacy planting between the 2 houses, and were flatly told NO, there was NO planting allowed in the 2ft area from the plot boundary. As for permanent structures within the side or rear setbacks it was explained to us this was not allowed. Some people have paver type patios but I have heard that these have been turned down in some cases. So bottom line call and ask, if you go ahead and build, you may find yourself in the headlines like the people with the illegal fence.

It's would be For adding a Golf cart garage. No plants. Would probably save me $8000+ over stretching my garage about 4' into a double. All I have after the 5' easement is 5' so no room for a GC garage.
