Termite protection
 
I received a renewal notice for my termite protection to the cost of $146. This is an annual event. My question is since I live in a stucco home do I need an annual treatment or would every other year due? Any experience with this?

You're more than likely going to have a bunch people weigh in on this topic. Despite owning a stucco home, there is still a fair amount of wood that you can't see. Starting with the furring strips behind the drywall, to the rafters and joists in your attic.

We renew our termite policy annually. Its cheap insurance.

p.s. We use Deans and the renewal was $89.00 for a Gardenia home

There is another detailed thread on this topic, which will provide all the information you need. But, having a stucco house has nothing to do with needing a termite contract. However, $146 seems a little high unless you have a very large house, or the contract covers more than just subterranean termites. My Massey contract is only about $90 per year for the subterranean termites, and probably all you need. The contract will be valuable if you sell the house because you can use it to prove to the buyer that the house is free from termites.

You would only need to get an inspection if you sell your house.

Your annual payments should be to protect the home incase of damage. In short it is an insurance payment. You should make sure the inspection company has the ability to repair any damage and will. My guess is the property is not treated every year but inspected and probably every 5 years a treatment is done at probably a higher cost for the year.
Remember your roof area is all wood and your inside walls are probably supported by strips of wood.
