I'm curious. Could a person buy a lot and build his own house?

From what I understand, yes if you buy on the historic side, but there are limitations to style, size, etc. Definitely not south of 466.

Please someone correct me if I'm wrong....
 

If I understand your question...can someone purchase land and design their own residence in The Villages?....No. From my understanding, everything must comply with the master plan which includes a variety of designs. One example is this quote from the deed restrictions for Spring Arbor, "The home shall be a conventionally built home, either site built or prefabricated, which must be placed on the Lot and constructed by the Association, or it's designee, of a design, size and other qualities ..."
It even describes the pitch of the house and limits the size of a garage.

The older area, where I live, is restricted to manufactured homes and stick built homes on slabs. If a home is replaced (because the area is built-out), a new home must also be approved by the developer and stick to the original design of manufactured homes in the community.

Back in the 1980s the plant, which is located in The Villages, built the manufactured homes and still builds the precut designer homes and all others constructed in TV. After the manufactured homes were put in my area, the original design of the manufactured homes were upgraded and placed on slab. They had about three basic color schemes and designs. Then they moved on to the other areas of TV with different designs for the stick-built homes. It is the same with the newer models. They are built in TV by TV. You are restricted to the designs provided by TV with the precut homes with a few changes to the design and color schemes. They are built by TV. You can finance through TV's mortgage company, buy or sell a TV built home with TV's agents and put your money in TVs banks. I think is a genius plan contrived during the same time Walt Disney devised his masterplan for swamp land in Florida. At the time masterplans were pretty new.

The Villages Community Development Districts website has downloadable "Declaration of Deed Restrictions" for each of the numerous areas, units or villages within the masterplanned community. It is divided by the three counties where The Villages is located and the family units. It defines the easements, the egresses, the mailboxes, signage, driveways, the collection of assessments, etc.

I was curious about how far somebody could go. i understand the restrictions, and I suspected there were tight constraints of construction, too.

To my knowledge you can't pick your own builder either. Even if you go with one of the stated models.

Please allow me to hire you, BK, if I should need something carefully researched. Wow. I am greatly impressed with this interesting information and your ability to find it and present it.

What about the "wow" home in Pennecamp? Is it being built by TV contractors? Is it one of the standard TV designs (perhaps with allowable modifications)? If so, anyone know the name of the design? Could others choose the same house and have it built on any lot within TV? No, it's not within my budget, just curious.

My guess would be the Grandview design. What do you think? I haven't seen the home in question, just the photos posted on another thread. Scroll through the photos in the site until it comes to Grandview. Below this link I'm pasting a link to a tour of a model of the Grandview.

Yes, it does look very much like the Grandview with modifications.

Looks like the Grandview has garage opening at the side of the house rather than facing the front as in the Pennecamp house. Roofline, front doorway entrance and windows on Pennecamp house look just like the Grandview.

Loved the Grandview tour. The house is lovely, with some unusual features such as the rounded walls. Thanks for posting it.
