Price Increases
 
Has anyone heard that The Villages is going to increase prices on new construction?

Yep, believe the pricing went into effort today and will be in the area of $1,000 to $5,000 depending on the house model.

Usually if demand goes up prices go up.

Look at all the empty new builds in other parts of the country where the price fell to historic lows for new builds or houses in inventory. Some of that inventory is finally starting to go away at half the original asking price and there are less new homes available. When the inventory reduces and foreclosures are at a lower rate the housing cost around the country will go up too.

But here in TV it's a different story. However to some extent even TV is controlled by the rest of the national economy. Particularlly when some one needs to sell a home up North to buy a home here. But the buyer here are usually not strapped with monster morgages and negative equity so there are still lots of buyers for TV.

Prices on New construction went up May 15th.
 
I just bought last Monday, May 10th. Our sales person told us that he was told they were going up around 10%. :cryin2: The reason being that with the problems in Haiti a lot of the construction supplies have been shipped there. That ups the price for us. That was part of the reason we decided to sign a contract when we did.

We signed for our house on April 30th and we were told that the the prices were going up May 1 and again on the 18th

WOW 10% I really don't see that happening but hope it is true. We bought in 2007 and would like to see the home values go back up.

Yes, prices are up and going up more. The bottom if you can call it that at TV, cause it never really got bad, was April-July of last year, 2009. Since then prices have gone up and discounts have gone down, if at all.

I have reactivated this thread from a year ago on the very same issue of price increases on TV homes, the same question that was recently posted. I think it is a marketing strategy. A YEARLY marketing strategy.

I hate them, but the sales manager has a job to do...at least the ones I knew always were thinking of some useless idea.

Gracie, I am beginning to think the same. Our realtor told us the same thing last year and the price of our model actually went down a bit throughout the year. However, our realtor let us know of a 3k to 7k increase in new home prices beginning June 17 this year. We close on our house here on July 15 so i guess we may not be able to work it out to avoid the increase. We will see soon enough. Either way, we will soon be Villagers! Sanibel here we come!

The cost of fuel is the major cause of all the raise in costs of everything. Notice how food is inching up along with everythng else. This can only go on so long, pretty soon people are going to run out of money and entitlements. The most dangerous thing in the world is someone who is hungry with no help in sight.

Our realator said price would go up 1.5% - 5% in a few weeks.
