Buying or selling?

If buying and you are considering a MLS purchase:.

To a large degree relators are a commodity. If you agree with that premise then choose a relator through an affinity group. Usually credit unions have these arrangements. By doing this you can get a bonus, this does not cost you anything, it comes from the relators commission. Naturally, relator's dislike this arrangement. Because the affinity group is getting the bonus and not you, this is legal. The affinity group keeps some of the bonus and gives some to you.

Really it is a symbiotic relationship, they get some commission and you get 1,000 or so on a designer home purchase. It could be more or less depending on home value.

Here is one: The Alliant Home Rewards Program, Partnering with HomeStory | Alliant Home Rewards Program $1,000 for 250k home. You have to join the credit union (anyone can). This service is offered by several other CUs as well. Or join this one, get your 1k and close the account. It can all be done on the web.

If you're interested in the Brownwood area, Remax just opened an office two months ago in the Trailwinds Village next to Jersey Mikes, that's also near the new Aldis and Lowe's. Fairly central location for that area.

What type of house are you looking for? I'll be selling a patio villa in Brownwood in the very near future.

We won't be able to buy until next summer but we are looking at patio villas.

You will probably need two different people -- a Villages' agent and an MLS Realtor.
The reason you will need both is that the Villages does not cooperate with the outside (MLS) brokers as they once did many years ago.

Sign on to Zillow.com and Realtor.com and watch for the specific properties you are interested in. You can put in your own information (price range, specific area, number of bedrooms, etc.). Stick with one agent from the Villages and one from an MLS broker. You will get better service when you work with these two agents only.

I used Brad Becker from The Villages Sales office 2 years ago. I was very pleased with him. He was prepared to show me the patio villas that were on the market, and he followed through until the closing, and then after.
