Golf cart garage added
 

We are thinking of purchasing a 3/2 stucco courtyard villa but the garage is too tight. Has anyone had a golf cart garage added to their stucco courtyard on the corner? Any advice and a general cost involved? is it worth the cost?

If you want to add a garage, make sure you have the room before you buy.

Contact ARC first to see if this is possible, they will NOT give you approval, but should be able to tell you if there is room to do want you want. You will need to get formal approval before you start any work.

There are a few CVs with added cart garages in the villas next the hole #4 on Tally Ho nine on Glenview.

I know it will be a process to get approval but before I do that I will need a guesstimate. I guess I would have to get some quotes. Anyone on TOV done it recently?

OP, you can get the pans for the house you are looking at from Sumter County building department. With this you can call 2 or 3 contractors to get magnitude estimates. I stress magnitude estimates because T&D (probably the leader in this area) will have a 2 month lead-time for a detailed estimate, and probably 2-3 months before start of construction. You could ask on this site for names of construction firms that have successfully done this type of work. Having the house plans will let the contractor provide a realistic magnitude estimate for the work.

As well as the foundation work, irrigation lines must be relocated, the outside wall is most likely load bearing, so there will be consideration as too how much wall can be removed, and header requirements. The design of the roof in the area may have a significant impact on overall cost. My point being that someone may have been able to do this for $20,000 (ideal conditions) while another had a cost of $40,000 (less than ideal conditions), IMHO there are way too many variables to get a good number here.
If you really like the house, then figure $40,000 for the modifications, if the house still makes sense, buy it and then make the changes, if it does not, you might want to look at other houses with larger garage and or golf cart garage included.

If I were you I would buy a home with a golf cart garage or with a 2 car garage. Some 2 car garages are stretched and give you plenty of room for everything. You don't want to go through all that time and mess just for a golf car garage addition, believe me. Time, stress whether the workers are coming today or not, whether they are doing it right, whether they will clean up the area EACH DAY before they leave, why it's taking so long, the portapotty on your driveway? Been there done that and so have many of the people on this site.

Us too. We were just under that two years ago.

Buy the right house in the first place. Imho.

Watch out for the 5foot setback. It killed our gc garage in our 2/2 colony so we had it widened 4ft into a double. Got quotes from $43k from the 2 big guys down to $20k from the independents. Took the low quote. Looks great but cannot recommend the contractor for reasons other than quality of work. Had to move all utilities.
