Don't drink the water!!!
 
My wife and I just got back from visiting TV. We went there with several absolute requirements: no west facing lanai, not on a golf course, and under $xxx thousand.

We looked at 'pre-owned', new inventory, and lots (lots of lots). After two days in the heat (and dust), we were back in an office where a TV realtor brought us a glass of water. We knew all about the Kool-Aid but this was water. The realtor got us another glass after that was gone. My mind blurred.

The next thing I knew I was back at home and awoke clutching a contract for a west-facing lanai house to be built on a golf course for 50% more than our absolute limit!! :22yikes:

I had wanted to buy in St. James but that doesn't yet exist. However, we will be in the village named after my grandfather; at least I think that's what the realtor said.

Bless your little hearts. A lot of us have had a shot of that. It is one drink I don't regret.

I guess that's another reason for not installing a water filter at your house. You wouldn't want to take a chance of removing whatever the heck they put in the water! I LIKE it...whatever it is!:laugh:

I give anybody credit for buying on their first visit to TV.Don't know how it's possible to assimilate all the information needed to make an educated decision on your retirement future in one visit.I tried,, but just could not do it , i'm coming back in a couple of months with alot more information and knowledge, and hopefully, in a better buyers market.:read:

All the research i've been doing, it seems alot of sellers in TV, are currently listing their homes at a loss, especially when you add in the real estate commission.With the stock market dropping like a rock in the past month, , that does not help the mind set of anybody, looking to purchase anything. I'll let you know after my next visit , if the potential double dip recession on the horizon is real and actually affecting TV.

Congratulations. We have a West facing lanai and love it. A little hotter in the summer, but the winter is fabulous. Keeps the pool warmer. And yes also on a golf course and have the most perfect location in TV. But everyone says that. Also spent more then planned.

And Kentucky Blue, if you believe home prices are dropping in TV you have a rude awakening coming. Home prices have been climbing at a very steady rate for the past 11 months. Started last July and been moving up every month. I have thousands of sales data to prove that. Not happening in the rest of the country, but believe me, it is happening here. Sales are up significantly with both new and pre-owned. Days on the market are dropping, down over 50% from a year ago. So if your going to buy, waiting is not a good plan.

We didn't do it on our first trip. We actually made 3 trips. All within a 2 week stay in Orlando. Once we saw how things were and all the activities to get into, we knew that this is the place we want to be. We had been looking for somewhere near and around Orlando, but just didn't find anything that looked halfway suitable. There is a new community down near Lake Nona called River Walk (I think), that looked promising, but the homes were much more expensive and if you wanted to do anything, you had to get in your car and drive to somewhere else to do it.

We didn't get any water until that third trip though.

I always enjoy hearing about your finger on the pulse of sales here. I too believe the prices are rising slightly. You really track the sales and I read the prices every morning on The Villages site. The price of a similar Camellia has gone up from two years ago when we bought ours.

I rarely disagree with you 12, But Sweetie and I have the prettiest location with the nicest neighbors. :1rotfl: AND a west facing lanai. Prettiest sunsets and warm in winter, on the house we paid a little more for than we thought we would. We are so conservative and unimpulsive in money matters. But we LOVED this place and still do.

AND Kentucky Blue, a number of people bought their home during the huge Florida rush a few years back when homes were priced higher everywhere in U.S. We don't think much about making money on the decision to live here, although we are looking for a little bigger place . I think this time we are frogs. Here 'til we croak.
