4-car garage
It amazes me to find out that there are no lots being developed within TV that will accommodate a home with a 4-car garage with the exception of corner lots. There is a demand for larger homes and premiers here but evidently it is not what they want to do at this time. There was one lot in Marsh Bend last year but it was right on 468 with all the traffic noise, etc.

Everything in the new area is going to be impacted by highway noise. You definitely get more house for your money at this time but I wouldn't go near a house that faces north down there. Noise from heavy trucks will travel for miles.

I thought the discussion was about a property with a (4) car garage. Maybe you should look into an old gas station plenty of them around.

The lots fronting grey fox golf course would make great premier home lots. That view is amazing.
I’m a bit surprised they don’t have a handful of four car garage lots per neighborhood. It seems like a wonderful location for those with lots of garage toys (bikes, motorcycles, boats, kayaks, convertibles, classic cars, etc.). Perhaps they are coming... |

Sorry. Read it wrong. There is no argument that all of our homes have gone up in value....LOTS. There, and everywhere. Originally, I think that the homes were priced VERY affordably in Fenney when they began. Those people now own homes which have gone up A LOT.

I know of a few in and around our neighborhood. Each of them was a remodel project and two more garages. Then there are those that appear to be only 2 car garages but are actually 4....one car parked in front of the other. For those who really want a 4 car garage there are ways to make it happen.....$$$...space available. |

My neighbor has a nine car garage. You can only see 4 from the front and the rest are around the side on a pie shaped lot. Perhaps you can do something similar on a smaller scale on a cul-de-sac lot. Another has three full in front, with a double deep on the last one. It has a cart door facing the back so they can pull around. And that one is on a regular inside lot.
And yes, the garages were part of the original build of the house built by the developer. But this was 15 years ago, do they still customize to add on garages? |

I believe that the reason that you don't see four garages is economics. First every square foot of land above a standard interior lot of 5200 sq ft is roughly 12.00. this is for unbuildable corner lot land. Buildable land is worth more
Now with that land you can build a garage worth, say 75.00 a sq ft in market value. Or you could build more house at 205. Sure it costs more it build livable square footage but not that much more proportionally in incremental cost. What would you do if you were building homes? Would you pass on the profit? |
