Instal a ring doorbell. As long as you have internet the doorbell is pretty inexpensive and you will know exactly who goes in and out and when.

Go to the management company's website and see if your unit is available for any given date. Not the way it should be but it works.

Varies wildly but it is common to have occupancy rates of 4 to 5 months with many firms.

You can exceed 75 percent on a diy basis. I have done this consistently.
