Marion County
Greetings,
Looking to buy a CYV when we visit this month. Finding wonderful homes in Marion County but the taxes!!! School taxes alone based on taxable value is over 1300 dollars. Then there is fine and forfeiture tax, general county, enforcement, medical service, ad valorem, non-ad valorem assessments....all this rolls up to over $3500. Similar homes in Sumter county are half this for like value homes. Do all counties pay the same taxing authorities? Just seems so lopsided between counties. Thanks is advance, Bob and Deb |

The lowest property tax is on homes in unincorporated Sumter county, like ours. We do not pay tax to Wildwood or Lady Lake or any city/town. Also watch for the non-ad valorem bond assessments. On pre-owned homes, the amount will vary, and is some cases may have already been paid off. Everyone pays the non-ad valorem maintenance assessment. Each CDD district sets its own budget and the amount will be the same within the CDD, but will vary among the CDD's. |

Yes Marion is highest right now, but the other two are catching up. Only district 4 in in to tail end ( or Bottom) of Marion county. Coming down BV you can see where Marion county ends with the nice newly asphalted road just below Springdale roundabout.

Marion County's school millage rate is 5.684...Sumter County is 5.42....not really much of a difference.

CYV in Sumter County
We have a CYV for sale in the Village of Tamarind Grove (Sumter County). Tax rates are different for all the counties in The Villages. Ours are not that high.

Sumter County is the lowest tax situation in spite of this year's increase. Probably the more important thing is to really think about what you want from your location. For example, we live full time in a CYV just south of Spanish Springs and are perfectly happy. We have very little to take care of, it's big enough for us, we live very close to all the shopping we need and it's by golf cart access, plus we like to go the square and it's within walking distance. We like the northern end of TV for it's mature landscaping, and it's a bit less crowded than down south. We're also within a ten minute golf cart ride to Sumter. Sure, the villas were built in the late 90's but that's not a big deal for us. FYI, there are several for sale in our neighborhood...Villa de la Mesa...and we are the only neighborhood in TV that has is own private pool, shelter house, and park for our resident's use only.

the Key is the homestead piece. If you buy a home in the middle of the year and it’s not marked as homestead by the former owners, you will pay higher taxes for half a year at closing. Then the next year your taxes will be lower when you file homestead...and no they don’t go back and recalculate. Taxes are set each January.
