to replace the patio sliding door in the bedroom to a wall....there is a sliding door to the patio in the living room; don't want one in the bedroom; rather have the wall in there.

OP, you can try T&D to do the removal and installation of a new wall. You will need ARC approval, so get that first.

Not only ARC approval, but a building permit. Consider that your room may not meet egress requirements for passing the life safety code.

I'm not aware of any homes in The Villages which don't have at least one window in bedrooms, not to mention there has to be two ways out, in order to qualify (ie, a door and a window).

Shouldn't be a problem unless the other windows in the room are too high to crawl out of.

Is your house Stucco or siding? My buddy's is siding we removed the door rebuilt the wall, insulated, drywalled and installed new siding. Handy man level of talent needed. My house I removed a single passage door, installed studs, insulated, drywalled, and cement boarded outer wall. I left the indentation (Difference between cement block and 2x4 wall) I built a bookcase for storage. No structural work hence no permit needed. You shouldn't need ARC approval. Call to be sure. Len

Exactly. The egress window must be no more than 24" off the floor.

Since almost all windows in the Villages, stick built and stucco are 18 ins, it shouldn't be a problem. That's the height of every house I've been in. You must be talking about some custom built or manufactured. Len

I had this done 8 years ago. I have a Gardenia and they stopped putting sliders in the bedroom to the lanai. I can't rember the name of the contractor but he definitely got a building permit.

You are absolutely right. Florida requires an infill permit, classified as incidental. Low cost permit. Every state is different. Egress window must be at least 5 sq feet, and no more than 44in from the floor. Len
