Hawkins is opening up

Yesterday we drove to Bradford with our bikes and rode for quite a ways. We rode on the beautiful paths around the lakes and then went down Morse to the roundabout they are building.

From this point, Meggison Road going to Hawkins had been blocked off a few weeks ago but now it is now open and we rode thru that area. We saw several other people in cars driving thru and looking around.

The new pool at Hawkins Rec Center is mostly complete and we followed the road until it stopped at a circle. There are some beautiful marshes, kind of like Evans Prarie, and they had some good looking lots on both sides of the road. A little closer to the turnpike they are starting to build some patio villas.

If anyone is looking for a lot, you might want to drive down there and take a look.

It is very nice down there for sure. We also went down through there on Sunday. It appears to be an area through the rear of Bradford into St. Catherines which was very open, could be a golf course. That might be a nice place to be in a few years. Yes, they will all have golf cart access when they buy or build.

Sounds nice. But when did yesterday's "swamps" become today's "marshes"? :icon_wink:

I've got some swampland in Florida to sell!

2 deal breakers in that to me are the overhead power lines and the city of Wildwood city tax. On an average of $1000 a year to the city of Wildwood for what? No thanks.

The answer is in the eye of the beholder.

If you look at the wetland and think it is beautiful, it is a 'marsh'.

If you look at the wetland and expect to see Swamp Thing carrying the lovely Adrienne Barbeau in his arms, then it is a 'swamp'.

Thanks for sharing this. Is this an additional property tax? We were looking at a house in Bradford and asked the agent about the taxes and I thought they were a bit high, now I'm wondering if this was included.

Here is a breakdown for a Fenney villa with a sale price of $161k with no exemptions. You can compute your taxes by inputting the sale price in the assessed column. Say you purchase a new home for $300k, your City of Wildwood tax would be approximately $1,000 unless you qualify for a homestead exemption, which would bring line items 1,3,4 down $50,000 and the second line down $25,000.

Taxing authority Millage Assessed Taxable Tax
SUMTER COUNTY 6.7000 161,240 $1,080.31
SUMTER CO SCHOOL BD 5.4200 161,240 $873.92
CITY OF WILDWOOD 3.3980 161,240 $547.89
SWFWMD 0.2801 161,240 $45.16

Levying authority Rate Amount
VILLAGES FIRE DISTRICT $124.00
VILLAS MAINTENANCE $389.94
VILLAS BOND $925.55
Combined taxes and assessments: $3,986.77

Another factor is the new homes meet the latest wind mitigation building code which resulted in almost $1,000 in homeowners credits for me. So need to look at total costs.
YMMV
