Year End Warranty
 

We are approaching our one-year warranty date and received an ad for Best Property Consultants who perform year-end warranty inspections for $189. Has anyone used them? Is this worthwhile?

I just had mine done. I used A-1 inspections 352-205-0180. I feel it was well worth. He found several items I didn't see, some I had seen. Within a day of the report going to the Warranty department I had guys here doing work on the house. I know of several other homes in our area he did. He came highly recomended.

Yes, I would use an inspection service. Hey..it's a one shot deal and anything that is wrong with the house will be fixed by TV. Which one? Don't know yet. Will probably ask my neighbors.

I, too, used A-1 for my inspection. Found several items that needed attention and they were taken care of very fast and efficiently. Well worth the money for a piece of mind.

we used Best Property and he as GREAT! Talked with some of my neighbors who used others and he does a much more intense check. Actually crawled the whole roof, inside attic, etc. I felt at the end my villa was really inspected. My neighbors had wished they had used him instead.
To us you can't beat Best Property for the value you get.

Army Guy

I used Best Property for my inspection. And he was thorough...walked the roof...climbed in the attic crawl spaces ... checked the entire exterior and found several hairline cracks that were patched and repainted,...found several separations of the ceiling and exterior walls in the lanai and front entrance area...several warped doors. Just a real inspection!

We used Advanced Home Inspections for $199 (352-750-5148). We were very happy and have since used him again on a property outside of The Villages. He did the inspection and also did the notification to the builder so repairs got started without any actions from us.

Still up north until next month, and got a mailer from A&A Property & Home Inspection, Walter Asbach, Owner. Want to get inspection before the June 21 anniversary. Has anyone used him, and if so, was he good and reasonable?

He is $150 and he is very thorough.

I do not know army guy but reading his posts he or she seems very detailed reminds me of the advice my father would bestow upon me. So I wrote down army guy's recommendation and will be using it when my year is up. Thanks army guy.
