New home commissions
 
Please note well: this question is about buying a newly listed new home in TV, not a resale.

Is there an agent/realtor commission or fee in addition to the advertised home price? If so, what is the rate?

I fully understand the use of commissions for resales, no matter whether listed by the villages or by MLS agents. This question is not about resales, but new homes sold through TV agents and advertised in the TV Homefinder pages.

The buyer does not pay a commission on any house listed by The Villages, new or resale. Commissions are paid by the seller.

Also, when you buy a new house, and pay cash, The Villages covers all costs associated with the transfer of ownership. The only costs that the buyer pays are prorations for the amenity fee, county taxes, bond, and maintenance fees, based on the date of sale. You can purchase an owner's title insurance policy, but that is optional.

By your query I'm guessing you haven't bothered using the search function for your criteria...please do so and you'll find the villages has a website of new homes for sale by villages realtors. It really is that simple.

There is no additional fee or commission on top of the price you pay for the home. Any commission paid to TV agent is taken out of the sales price.

You probably already know this, but there is a bond that is owed by the buyer, above the listed sale price.

Of course, the seller, knowing the rules, has taken into account all the fees when setting the selling price. As a buyer you do end up indirectly paying the fees.
