New Roof Recommendations

Will be getting estimates on a new roof. Our house is 1,392 sq. ft. (Gable Roof). Would appreciate if you would share who you used and any info on what I should look for when deciding who to go with. Thanks so much!

A friend had a new roof installed by McGinnis about 2 years ago for $5,000. It was a villa with about 1,200 SF. One thing that could affect the price is if there is a valley on the roof or whether it is a hip roof vs a gable. My friend's house was a simple gable roof.

We paid 12,300 for 1700 square foot covenant roofing.

Whatever anyone paid for a new roof two years ago is meaningless now. Building materials are going through the roof (no pun intended). Many contractors will only give estimates that are good for two days since there is so much uncertainty in the supply chain. I am now wishing I replaced my roof last year instead of waiting, my saving account certainly has not earned a fraction of the increased cost of a new roof. Oh well, hindsight is always 20/20.

Materials went up ! Decking, shingles the new prices will have a noticeable increase! The day of the 6000.00 roof is gone! And that was a hit job

I used Batterbee Roofing and OC Dimension shingles on a hip roof (31 sq). I could have paid $11- 12,000 with someone else, but I paid $14,900 for the Owens Corning/Batterbee transferable guarantee, plus this OC shingle/roof system will stand up to 160 mph winds. Once I get the wind test results, my homeowners insurance will be lowered. I figured that was way to go.

AI went with Batterbee Roofing. I could get a good roof installed my another contractor for $10-12K, but Batterbee offers a roofing system with a lifetime transferable guarantee for the Owens Corning shingle. It was more expensive ($14,900) but I feel it's worth it. Batterbee claims the roof will withstand 160 mile per hour winds. When I get the wind test results, I'll submit them to my homeowners insurance company and obtain a rate deduction. Roofs are a big deal here in Florida I thought this was the best way to go.

Just beware. A new roof. You get an estimate. They strip off the old roof. Your home is sitting out with no roof. They tell you the underlayment sheeting under the shingles needs to be replaced at a cost of $$$$$$$$. You are not in a position to check competitive prices.

A different state. We needed a roof. I asked a,"friend," who I knew had just gotten a roof.
He gave me rave reviews on the guy he used. He was actually more than Lowes or Home depo. But, my,"friend," told me he was the best. I signed with his guy. The work was terrible. He left us with a leaking roof. I took him soo long to correct the problem that it damaged our real plaster. He refused to fix the damage.

After the job was done we got a letter that if we send him other customers he would pay us, I think it was $500.

If, your roof is not leaking, look up the best time to get a roof done in Florida. When they are busy, you will pay top dollar. Imagine doing a roof when it is 100 degrees and 90 percent humidity.

Secured roofing did our 1200 sq ft villa for $8400 2 months ago. Very pleased with their job.

If it is not broke don’t fix it! Beware of the free roof inspectors! Good luck. When you do have a roof done take lots of pictures before during and after.
