Beware of drainage. If, you drop the level you can create a problem for yourself.

I agree with above, be very careful making any changes to the height of your yard. If you have a low area, have a LICENSED landscaper do a survey and determine the correct solution. The lots here are typically landscaped to handle the normal and the occasional very heavy rains WITHOUT water getting into your or your neighbors house. We were told (by ARC) that we were NOT allowed to make any changes in the common area between our houses ever though both ourselves and our neighbors had agreed to the change, their reply NO CHANGES ALLOWED.

We were going to get rid of about 3 inches of dirt and use that much mulch.
