They make a solid point that if you expect younger people to work here you're going to have to let them live here. I would hate to have to drive a hour to only work at Panera. This is the caveat of making the Villages so big.

There are over 1000 apartments that have or will be approved for the 466A/ Powell Road, 462 area in Wildwood. Also over 100 rental houses.

many young people get a bad rap. the ones i've met down here have great qualities; hard working, honest & dependable. it gives you faith in the next generation :pray:

When we made a swift decision to buy and move here, we missed a number of finer details. All issues are our fault, no doubt. One of which is the 80/20 rule in Florida.

I still feel 30 years old in my mind, so I don't dislike youth. However, I didn't move to the Villages to live in a multi-generational neighborhood. Just within a block of my home, there are, easily, a half-dozen 20'somethings living with parents.

There is nothing I can do about it, and none of those families cause me a moment's issue. I just thought the Villages was a retirement-only place to live.

The 80/20 rule is Federal law. It is written as an exception to the Fair Housing Act, which prohibits discrimination. As a Federal law it applies to all 50 states. It has ZERO to do with the State of Florida, any county in the state, The Villages, or any CDD.

No different than most gated communities in the state of Florida, meaning that there are younger than 55 living in the gated communities. And the gated communities are more random, being that there are very few, if any deed restrictions, and amenity restrictions, such as different types of pools. . .

So, TV is an economic concept for the developer, which at scale, has issues which the original design could not take into account, or did not take into account because management always assume labor force is always available for jobs. . . until it isn't

there are many gated or retirement communities in FL and other states, which may not have the amenities at the cost here, but may be cheaper and therefore have the additional cost a net neutral. . . depends upon individual situations.

Still, it does not negate that I was uneducated to that fact. I still thought retirement communities were for 55+.

I’m pretty sure at any retirement community, the owner of the house has to be 55+, they can have their children living with them as long as they’re over 18. That’s not even including the 80/20 rule. I personally couldn’t care less. More workers please. As long as there aren’t screaming kids running up and down the streets.

I expect the cost of property, and the cost of paying the various carrying costs of residing in TV will keep this from being a widespread phenomenon. Yes, there will be "young" people living here, either with their parents (in which case not likely to be "kids") or their grandparents, but I can't see it making much of a difference in the lifestyle experience .
Most young families, with young children are not going to want to live on a street surrounded by old people with no kids for their kids to hang out with, and no similarly aged parents to socialize with.
Someone told me there is a residential development near the charter school specifically built by the developer to provide housing for families of teachers and health professionals, and essentially, other working people who provide services for TV community. I can't remember the name of it. Such a place would make far more sense for a young family than on my street of ancients.

i can live in a regular family neighborhood anywhere. i enjoyed the conveniences of a Senior Designed home and not having to worry about backing over a big wheel in my driveway..The Bass Bazooka will be soon to follow.....People say that the worker needs a place to live, How did they do it for the last 20 plus years! The distance was the same. This is the beginning of the End .
