Water Seeping Up Through theLanai
 
Has anyone had an issue with ground water seeping up through the lanai?

Been here 5 years and the phenomenon is just now occurring.

I know I do not have water leaks, had that checked.

I do not have a clue who to call.

Any suggestions?

Where are you located?

Water tables are very high due to all the rain. My irrigation boxes are full of water so it's near the surface by me (Fenny).

Things should dry out over the next few weeks.

Why not grab a shovel and dig a hole next to the lanai ?? 12 or 15" deep should answer all your questions.

First, I am not a builder, contractor, but I am guessing that if water is seeping up through concrete lanai, what would keep it from seeping up into other parts of the house???
I would want to get to the bottom of this as quickly as possible. My overactive imagination can see it also coming up under the flooring. After such a long time with out appearing before, broken/leaking sewer line? Ground settling more than expected when lots were being graded. Etc. Whatever, this is not normal, IMHO.
Been in our home since 2013 and every year we have had some really heavy downpours and this has never happened to us, thankfully.

Do you have gutters? Makes sure you have enough slope to drain water away from foundation

OP, also take a look around the house to see if there were changes in your neighbors landscaping that may be causing the problem. If you can dig a hole and get to water right away, then a french drain may not be helpful. If this is a courtyard villa, some have drains in the back yard, check to see if this is blocked.

I have nothing to do with the villages other than I live here. I would call the Villages Offices. They are helpful and will direct you to who to call. Obviously something has changed. "Been here for 5 years," I regularly ride past one of the drainage ponds I recently noticed they were running a large pump on a trailer and were pumping the water out. Rumor was for some repair. Where all that water was pumped to, I have no idea. Depending on where your home is there may well be a different contractor to call than in other sections.
