Replacing Appliances worth it?
Would replacing the white appliances with stainless or possibly black be worth the money, if we possibly put the house on the market? Thanks.

Would ask that question of a real estate person you would consider hiring to handle the sale.

almost 5 years ago when we moved in the wife was unhappy with the stainless steel contractor grade appliances in the kitchen and we replaced everything, because we were going to live here full time if I had bought the house as an investment, and planned to rent it, I never would have spend the 5K IMHO, don't be foolish....think about how we all put up with the appliances at at Town Suite or any other kitchenette type hotel keep in mind a renter is looking at a number of things...as long as there are the expected appliances, that's not a show stopper it's about price and location, IMHO |

You will only recover a portion of the cost. It might improve salability but in this current market I think that would be insignificant. Besides, if you pick SS - the buyer may want with black, pick black and they want black SS ... Many buyers here change many/everything when the move in. If YOU want SS or black, that's different, but not to improve resale. JMHO |
Age of appliances? over 10+ years, would't hurt.
For the reason of selling quicker, doubtful, For the reason of a higher price, don't think it will help. What affects a house buyer in a development of very similar houses for a market based price? 1) Location 2) Design 3) Customization / uniqueness which appeals to the buyer. good luck. . |
The most important characteristics for a buyer of a house in the villages, where there are many similar houses to choose from:
1) Location /view 2) model or design 3) uniqueness of home relative to buyers preferences Doubtful that appearance of appliances make the rank. However, if the appliances are over 15 years old, updating them to modern ones won't hurt. If the question to affect to price, not likely unless all old appliances if the question relates to speed of sale, not likely |
