Are the property taxes in pine hills and pine ridge more than Sumter?

yes...but the difference isn't enough to really get excited about, and boycott buying a house that is in Lake County because of taxes is foolish

Sumter county taxes may be going up...they've been flat for a while

the difference is really short money in the total scheme of things

also, keep in mind the houses in Pine Hills and Pine Ridge are newer (so younger roofs)

it's difficult to compare apples to apples, house to house between the two counties, but we're not talking anywhere close to thousands of dollars....

If you're on a tight fixed budget, it might be a consideration, if a few hundred dollars makes a difference...but again, it's not like you're sending a kid off to college

Sumter has the cheapest taxes even after the 25% increase a year or 2 ago. Marion County is a lot more so I am guessing Lake is in the middle.

no surprise...The Villages is most of Sumter County ....huge influx of additional homes, assessed and taxed at a nice rate....almost a boom town. And I'm not knocking that.

Seems like from what I've heard, Marion screwed up years ago when they gave the developer a difficult time when he wanted to expand in their county...and he decided to expand in Sumter

Lake County has been on the fringes...so the housing boom, hasn't had the same impact on the tax rate, as it has in Sumter....yet

Note that Pine Hills and Pine Ridge are located in the City of Fruitland Park, which has its own line item on the tax bill. The Fruitland Park tax is about 20 percent of the Ad Valorem portion of the tax bill. There are also some Villages houses in Sumter County that are located in the City of Wildwood that pay a tax to that city.

I live in Pine Ridge. Lake County. A couple of months ago we stopped at an open house for a new home in Hammock at Fenney. Sumter County. Same model as our home, similarly equipped. The realtor had a sheet out with the estimated taxes and bond out on the counter. It was significantly more than we currently pay.

Actually Newark New Jersey has for years given a break to private homeowners to keep them in the city so please be aware when you talk about New Jersey of that. It has been said that they have not reevaluated private homes for over 50 years for value in Newark and actually Paterson is a very nice city these days

Property tax information is public record and available on each counties website. You can research and look at actual tax bills for any address.

Bond significantly higher and city of Wildwood taxes correct? Or if your bond is paid in full you aren’t comparing apples to apples

Missing from this discussion are several things:
1. Purchase price of home
2. Current assessment
3. Millage rate; varies based on county and whether home is within city limits
4. Bond balance, original bond amount
5. Homestead exemption

Here in The Villages, the same identical model could have different assessment, purchase amount, and bond balance amounts.

Property taxes vary widely on the factors above. Even similar homes in the same neighborhood could have different taxes.

Here in Florida, increases in assessments are limited each year, unless voters approve new measures.

The Marion, Lake, and Sumter counties' property tax websites have a lot of detail for each and every home. For your own home, the home you may be renting, and even your neighbors home. Also, Sumter County has great detail on each and every home's construction plans at the eTrakit website.

Zillow and Realtor websites also have a lot of this info, but in lesser detail.

Osceola Hills are even younger, but are in Sumter Co...

The house taxable value of the house was most likely higher and the Bond was definitely higher...
