Screen in the carport on new Nest Patio Villa????
There are new models of the patio villa that feature a carport and overhang instead of a garage and Lanai. The Nest, Haven, Retreat, and Utopia are the models listed by the villages website. These models are about $30,000 less than the conventional patio villa with a garage. Considering I am a snowbird I have really no need for a full-size garage… Especially in the summer months when I am gone. There is a small garage to house my golf cart.
It would not be that difficult to screen in these areas and turn it into a large "lanai". I'm wondering if this would require an architectural change request from the CDD given there is no area that would be extending beyond the existing roof line. I would be simply constructing an aluminum framework and then filling that area with a screen. Maybe there is a CDD member who could weigh in on this. Thoughts??? |

I would check out the Historic section to see what they have done.

I needed ARC approval to put a screen around my front door area - so i would guess you would need it for this

You would also definitely benefit from enclosing the carport -- in terms of giving yourself a space to hangout outdoors. Bugs are bad, south of 44, so a covered space is important. The downside is how do you get your golf cart to and from the garage or carport. You would almost need a Slider Door(s) to allow this. Otherwise, you'll never be able to bring in a small car or cart. There are a couple of types of wide screen doors -- a motorized 8' screen that goes up and down or a 3-door screen set that slides back and forth. Both would give you the ability to screen in the carport and yet still bring in a vehicle when you wanted. I've not seen this, but I came up with the idea when my sister almost bought one of the homes you described. I think it could get ARC approval if documented and drawn properly by the contractor(s) during the approval process. |
you may not need a garage now, but consider the future and possible re-sale. Most folks want a garage even if you don't.

Different districts have different rules. Also if area has been transferred over to TV THEN approval goes to TV and ARC. IF not transferred the Developer Representative can single handedly approve changes. How do I know this... in District 12 the Dev Rep approved an RV garage in a completed neighbor just before the transfer changing a nice couple's backyard into what looks like an apartment complex out their patio now and TV could care less. So yeah, who cares what others see a year and a half after you move in once the transfer to TV occurs.
So depends on who has governance of the land right now. TV or the Developer. Chitty Chatty and Bradford may be TV by now. South of that prob not. |

This type of unit begs for enclosing. Not sure why it is even offered like this. The developer would sell 2 room tents if he could to cram more people into The Villages.

I believe you will receive the approval that you must seek. I saw one of the homes that you described with a partially screened in room and it looked fine. Good Luck.
