As I understand it, landscapers will try to sell you overseeding with a different type of grass to keep your yard green in the off season. But, as long as you are fine with the grass being brown for a few months, there is no need to overseed. Obviously, if your grass is dead, you may need to reseed or resod it. I think resodding is a better way to go.

I top seeded my sick zoysia with rye grass last fall and have now top seeded that with Zeinth Zoysia about a month ago. Jury is still out on that. Zeinth is one of the few zoysia's you can grow from seed, google Handcock Farms, it is expensive, I paid $250 for six pounds and used 2 lbs per K

There is no shortage of people, with OPINIONS trying to be helpful.
First question why are you reseeding your lawn? If, it is dead in spots, why did it die and have your corrected the problem?
The two grasses used in the villages are St Augustine and Empire Zoysia. Either is a hybrid and are not sold as seed. You can buy sod.
You may be able to buy plugs. You plant the plugs and they will grow together into a lawn. Depending on care, plug spacing etc it takes a year or two. If, you can't find plugs, you can buy sod and cut it into plugs.

I would suggest you contact the cooperative extension. They are helpful. It is free. Actually paid for by us in our taxes.

If, you have a problem in your lawn, I would cut out a sample and bring it with you. They will be able to tell you the type of grass you have and the problem. They will not keep your sample and you can simply put it back where you took it from.

The place for all to start is the soil you are trying to grow a lawn on. Have a soil test done. The cooperative extension does that too. There is a charge, if I recall the full test is like $16.
