need an architect for a court yard villa extension

Hello, I own a courtyard villa and have a corner lot to add a room, pool and bird cage. I need a general contracter who can assist with obtaining approval for the work. Can anyone please send me companies that you have used and would recommend. I am having issues with getting someone quickly in---they all seem to be booked months in advance. Any information is welcome.

If someone is available NOW, I would not use them, as it means they are not busy. Everyone is booked out months

It took 15 months from my first call to shovel in the ground for my pool with T&D. BUT, absolutely worth the wait.

Beware. There are others who book more than they can handle and work each just a few days a month.

I'm afraid the only place you will find that folks want to move quickly is out on the roads and the multi-modal paths!

Whoever you hire, do not pay them any money in advance. That will not make them move faster, and you may never see them again.

I agree with many of the comments above, this will be a long leadtime project. I have seen T&D do this type of work on 2 neighbors homes, both projects were well done and very nice. Because of the multiple items you want to add I would suggest T&D, get on the list and plan for 18 month leadtime.

I would also be aware of easements you may think you have lot of room in CYV, but some cases 5 foot off sides and back and 10 foot off front. Check you’re district. The contractor should know this but, I would not depend on them when spending my money..
