Pool Construction
 

My neighbor with an inside lot has started construction on a pool. Is there reg on what time contractors can start with their work? Also who can I ask about the easement issues?

Easements are for utility work, not construction contractors.

Listed in the deed restrictions: Quiet hours are from 10:00 p.m. until one hour before daybreak. This means that technically a contractor could start as early as 5am, but I doubt you'll see anyone before 7am.

With regards to the easement - that's what it's for, situations like this. To ensure that with our tight lots owners can get access to their back yards for upgrades and additions.

If you are on good terms with your neighbor, you can ask about the repair of any damage to your property. Usually contractors will have clauses in the contract that will cover damage to both the property owner and the neighboring properties. If there is a lot of heavy equipment going over the area between the houses, you may ask if some type of protection can be put in place to limit damage. Also, keep an eye on the irrigation, mine was damaged when some heavy equipment went over it.

I would be more concerned about the type and location of the pool pump equipment. Will it create a noise issue in your bedroom?

Run it during the day. The VSP pumps are not that noisy, unless your'e running it at 85% or so, for waterfalls, solar, etc. Even so, it runs during the day so it's not an issue while sleeping.

Whois doing their pool? If it’s T&D, nothing to worry about. They repair any damage and will be done in 2 to 3 months.
If it’s someone else, you will have construction for months - maybe more than a year.

Go to the ARC web site, search for their address and you will see the approval, which will indicate any setbacks, etc

Or, you know, talk with your neighbor.

Months to a year???? Fiesta did my pool, start to finish 6 weeks!

I’ve seen many yards with holes in the back yard for more than 12 months. I bet I am not the only one who’s seen them.
I am sure there are people who had bad experiences with T&D, FIesta and with ALL pool installers.

Is anyone completing a pool in less than a year these days?

Are you referring to from the day construction began (to completion). If so, absolutely yes.

Well its to bad most of the time we only hear the bad reports on here. That is the nature of the beast, but when I put a true time line people doubt it. We signed the contract in June, they told us they would start in October, starting digging third week in Oct., finished the end of Nov. Now with all that being said of course there are problems with ALL companies these day, getting supplies, and workers.

Same experience with Fiesta. We were swimming in less then 6 weeks and way before T&D were able to come to our home
to start designing the pool.

Quick question: You were swimming in your pool less than six weeks from the time construction began, including time for the water chemistry to be finalized?
