More Homes Available in Village of DeLuna
 
More villa homes are available in the Village of DeLuna. The Village of DeLuna is located west of the Village of St. Johns and off of Marsh Bend Trail. There are three recreation centers nearby. Currently, Lake Okahumpka Recreation Center is under construction, but DeLuna and Water Lily Recreation Center are open. For golfers, Lowlands

so many used homes for sale south of 44. Just pick up the Daily Sun and check it out. Why?? Why are so many people selling their homes after only living there for 1 or 2 years? Makes you wonder........

I would imagine it’s one of a few things:
1) the villages wasn’t for them afterall
2) upgraded to home they preferred over what might have been their villages starter home
3) downsized their home for many reasons
4) Became ill and needed to move closer to family for support
5) Died

Maybe these houses are cursed
 
I've lived in my home for over ten years and most of our neighbors have lived here for about the same amount of time. But there is one house that is directly across from us that has turned over four times. The last tenant was there less than a year. I was invited to a couple of parties at that home, it large, nice layout on a golf course if you like that type of thing. I can't figure it out. Maybe the home rest on an old ancient burial ground.

Homes south of 44 have escalated in value rapidly which provides the opportunity to make a change and still profit somewhat.

Wonder no more. I have several friends and neighbors that have sold after 2 or 3 years. Some of them returned to their hometowns. But most of them took their huge profits and bought another newly constructed home. Life is good south of 44.

Several valid reasons:

1. South of SR44 is where all the new construction happens.
2. New home buyers must wait at least 12 months to sell in order to avoid turning any profits over to the developer.
3. You must own your home for two years to avoid paying capital gains taxes on any profit.
4. The crazy market has allowed many people to realize tremendous gains by selling.
5. Some of these homes were bought by "professional" flippers.

Is info on professional flippers available on deed transfer? Or how do you know this?
