New - $434,000 average sales price; 6 days on market

First quarter numbers

Preowned - $475,000 average sales price; 19 days on market
New - $403,000 average sales price; 8 days on market

Total pending - 1885
Total closed - 1616

Q3 2022 versus Q3 2021 (real estate sales are seasonal):

Pre-owned homes — the number of units sold has fallen but the average price is almost 25% higher ($487k versus $394k). The number of days on the market is much higher (35 versus 16).

New homes — the number of units sold has fallen but the average price is higher ($432k versus $381k). The number of days on the market has fallen somewhat (9 versus 12).

Curious about days on market for new construction at 9 days- you place a deposit on the lot, then your home is built, then you close right? That doesn’t all take place in 9 days?
