Non-stop unsolicited offers to by our Village’s home
 
We are Villages homeowners who split our time between the Villages and our northern home. We get an incredible amount of unsolicited mailings at our northern home offering to buy our Village’s home for cash, in as in condition, with a quick closing. In the last week we have received three separate solicitations, and we have received offers at least monthly for the last several years. Although we have absolutely no interest in selling our home, these offers have me asking myself some questions.
- Are others getting these offers?
- Are the companies making these offers targeting Snowbirds/Snowflakes/Part Time residents only and not FROGS?
- Are they targeting residents whose public records (tax collectors office) mailing address is different than their Villages address?
- Are they targeting certain CDD’s within the Villages?
- Are they targeting homes at certain price points?
- Are they targeting homes with no bonds?
- Are they targeting homes that are older?
- Are they targeting homes with certain features such as a pool?

I am curious if others are getting these offers, and if so what profile their home fits into.

To put our homes profile into prospective, our home was built in the late 1990’s, is in CDD1, the bond was paid off long ago, is a relatively affordable 2 bed/2 bath ranch type layout, and has a pool. I can see how our home would be highly desirable because it’s hard to find a home at a relatively affordable price point that has privacy (it abuts a wildlife preserve) with a nice pool, no bond, is a short golf cart ride to two town squares, an abundance of shopping and dining, and lots and lots of both Championship and real Executive (not pitch and put and putting) golf courses.

I would welcome feedback from others getting these unsolicited offers, inquiring minds want to know.

On another note, I fear these companies represent investors looking to buy easy to rent homes and turn them into more friggin short term rental units. That would totally suck!

I get calls about my buying my vacant lot in Sumter County. The only lot I have is the one my house is sitting on.

Not surprised, my best guess is that they are targeting homes below a certain price point without bonds (can turn a profit renting), owned by part timers (higher probability of willingness to sell), north of 44 (not having to compete with high volume of new homes and available rentals)? Additional features such as pool would be a bonus if the home fits other criteria, as they would increase rental demand.

I suspect opportunistic investors are somehow downloading public data records and running it through an algorithm to identify potential sellers of properties that fit a target profile of profitable rental properties. They probably also do drive by’s of the identified homes and cross properties off the list that appear to not be well maintained. They then follow that up with a shotgun mass mailing strategy to their target market in hopes of uncovering motivated sellers willing to dump their properties quickly for cash in “as is condition”.

I could be wrong, but that’s what my sniff test tells me.

Like it or not privacy is a thing of the past. Perhaps, you looked up the value of your home on Zillow or Realtor.com. Perhaps, someone was minding what should be your private business. Home? Be thankful you are not getting cremation mailings.

You might want to call them. Many years ago an aunt past. I was named after her deceased brother. One of my other relatives was executor of the will. I suspect a bit shady and or incompetent. Years after my aunt passed I received a letter from an attorney that my lot was being seized under emanate domain.

Beware. Those TV ads where people steal title to your home. The actual crime is far more common on vacant land.

Choice. If you call them ask which one of your lots are they interested in. With an address you may discover found money.

We own vacant land in Colorado. Get un solicited offers 1-2 X a week. Most are well below market price. Did receive one fair offer and found out they were frauds. This was the only situation where in we were intending to talk to them. They made a 2nd bid without us making a counter proposal. Any bid you feel is fair, check out the buyer

Unsolicited offers
 
We too are split 6 months Florida and 6 months up north. Our Villa home is between 466A and 44. The amount of unsolicited mail AND phone calls by Realtors has increased.
We also are not interested in selling.
I assumed they were targeting us from Public records that indicate a mailing address outside of The Village’s.

We moved here from Seminole County just north of Orlando. We have owned several rental homes and still own one there. I get this junk mail all the time so I decided to go forward on one of them. Their offer was 20% low. They don’t want to buy a house they want you to darn near give it to them. If we want to sell a house we’ll do it on our own. Like I said, junk mail. Toss it in the trash and pay it no mind.

The only solicitation I get is from a Village agent which I asked a few questions about homes a long time ago. I "unsubscribed" from the monthly emails, but now he's doing it via real mail. UGH. I'll have to deal with that soon instead of UGHing every time I get a freakin postcard of his.
