Upkeep and taxes - corner/cul-de-sac properties?
 
Hi all,

Can any folks give a (very) ballpark estimate as to the difference in property taxes between a home with houses on either end vs. one on a corner or at the end of cul-de-sac?

Same thing with lawn maintenance, pest control, irrigation, etc.

Or are there definite benefits of a corner/cul-de-sac (over and above less neighbors and/or noise?)

We live on a corner lot in a patio villa. Nice not to have a neighbor on both sides, feels not as enclosed in. More grass to maintain and your corner lot will be used and abused by everyone who owns a dog! Also large trucks will run over landscape bricks and lawn grass. With all this happening we still like the corner lot! Taxes are a bit more as assessed value is higher.

No idea on the differences on the expenses, but lots on cul-de-sacs tend to have larger pie shaped lots, where we live some of these houses also appear to be larger, due to the larger lots. More land, larger house, equals higher taxes, higher maintenance costs. The same would go for houses on the outside of a corner on the street. The houses in the center of the block will tend to have the smaller lots.
IMHO, if you have a sales agent I would ask them, also, taxes are public record so you could pick a couple of representative houses and look up the taxes. A call to 1 or 2 of the larger lawn maintenance companies may get you the information for say a 6000 sq. ft. lots versus a 12000 sq. ft. lot.

Corner lots are better because you have more dog crap to pick up, and that keeps you in better shape.

So true less noise of neighbors, more lawn to mow, and yes you are the local dog park, half will not pick up unless you are standing right there

We have an OUTSIDE corner lot with an incredibly small front yard, you can barely get one car parked on the street on either side of the driveway (for contractors, etc.), however we have great backyard space over 160 feet wide! We did widen the driveway to fit 4 cars easily, and better access to the golf cart garage.

We have a corner lot on a cul-de-sac and love it. Nice only having one house next to us. We have enough lawn between our house and street to not really bother us. The only thing we sometimes notice is some cars driving too fast.

I live on a corner in a ranch, and I find people let their dogs do their business on my lawn on that side of the house that I cannot see. but not on the front of the house. In addition, living on a corner increases the amount of water you use from the sprinklers, and your landscaping fees are more. Also, pest control /fertilizing fees for your lawn are more, and your taxes are more. I would not buy another house on a corner. Weeding beds and general upkeep of flowers/shrubs that I do is getting too much for me to handle. Not having neighbors on one side is nice ( a little more privacy), but not enough of a trade off.

I own one of each, both with the same Amarillo model 3/2. It's $20 more per mowing (x maybe 2O cutting per year, about the same in water (monthly), and the same in fert/pest service (monthly). You probably will also have extra trees that will need pruning. I don't have a dog poop problem at either property. The privacy is nice, but that is replaced with traffic, not a lot, but it's there.

When we were shopping for a house "between the 6's", two different realtors told us to plan on a corner lot adding $25K to the price, and, no more than $100/yr to the property taxes.

As to the complaints of others who have responded to your post, I guess we are fortunate. Our mowing, pest, and lawn services charge us the same amount as they do our neighbors. As with all neighborhoods in TV, we have lots of dog walkers; however, we have no problem with them picking up after their dogs. Such problems often arise from being anonymous. Invariably, dog walkers follow the same path. Take a moment to walk out to the street, introduce yourself, and it is likely you will not have a problem.

The best advice when considering any house or lot in TV is to avoid a street with a double yellow line as they are the "through" streets with a high-volume of traffic with people who are not your neighbors. Save yourself some time when looking at listings on The Villages >homefinder or the MLS, and watch out for double yellow streets.

We have had a CV corner oversized lot for 3.5 yrs. Never have a problem with poop in the yard. Never had a problem with anyone running over the curb. $30 extra per month when we have them mow the back. But when we’re there we mow the back. Very easy with the cobalt battery operated mower. Always have our guy mow the front and edge the front and back. Love that we only have a neighbor on one side. Other 3 sides are quiet streets. Keep the landscaping simple for easy maintenance. As far as comparing taxes I’d do as suggested previously, check the public records.

I thought being on a cul de sac would make it quieter. It does not. The landscapers and contractors with their trucks and trailers constantly use it as a turn around and they fly through.

Ask the County Property Appraiser’s office about taxes.

Be aware SOME corner lots have zero backyard privacy.

We downsized from a corner designer to a patio villa with a wall behind. Could not be happier with less lawn, sprinklers, trees, bushes and overall maintenance. As you get older (as I did) it all becomes a factor.
