District 12 Deed Restrictions Supplement
 
In case not aware, supplements to the External Deed Restriction Standards and Rules for District 12 were updated Nov 1, 2023.

Clarifications are extensive and detailed down to the home site.

Rules to bring about deed compliance have been added.

Complaints can only made by homeowners of the District.

Annomous/non-homeowner complaints will be logged. However, staff will not inspect the property to verify the complaint and the deed compliance process ends.

II. PROCEDURE FOR COMPLIANCE:

Step 1. Complaints

Complaints of possible Rule violations may be made by a homeowner of District 12 only.

Complaints may be received by phone, fax, mail, electronic mail, online, or in person.

The complainant shall provide their name, unit and lot, and phone number, which shall be logged and retained for future follow-up and becomes part of the case record, which may become a public record. The complainant's name, unit and lot, and phone number will be verified to ensure the complainant is a homeowner of District 12.

If the complainant does not provide his/her name, unit and lot, and phone number, or is not a homeowner of District 12, the complaint shall be logged; however, staff will not inspect the property to verify the complaint and the deed compliance process ends.

The real question is: Is the/ Will the complainers name be available to the accused party, or any one else not employed by TV?

Might as well do away with any deed restrictions. When the Snow Whites start showing up people will regret this.

The community standards chiefs are not sworn to secrecy, they go home and tell their wives and you know within 24 hours the entire village in which they live knows who complained. I think it's a bad policy. A better policy is to have the board members write down every violation that they see when meandering around the district and then send out the notices, they can then take the heat. Or better yet have community watch do it.

As a person who had complaints filed on 3 houses (first and 2nd house landscaping developer planted.thrown out…3rd house White cross that would never be in our yard, was a dormant plant CS guy apologized said waste of time) by random stupid people. Waste of manpower and funds 50% filed.

I was glad when the first district adapted the new rules.

The hope that a $5 fee for each complaint returned if it was a violation, would be worth it, but bookkeeping nightmare.

The wording may or may not be public has been interesting.

So you are making it easier for people to violate the deed restrictions with their tacky lawn decor and harder for those who honor the rules to report them. Bring out your lawn jockeys and pink flamingos! Let's make TV look like a dumpy trailer park.

Way it should have been 20 years ago. If you don’t live in that district it none of your business IMO. Actually IMO all districts should have SAME rules.
