Hello to all! Casandra here with Pike's Electric. I hope our friends on Talk of The Villages are having a splendid Friday. I am so excited to share some recent work photos by our guys here at Pike's Electric.
Attached are some photos of a home we installed some LED soffit wafer-style can lights. Check out how bright they are in the early evening! We installed these on the homeowner's provided timer/dimmer, but usually, we provide a new LED dimmer for dimming functions. This homeowner went with the wafer fixtures in a black finish, to match the dark roof/eaves of his home, and my, what a great outcome this was!

Hi there Bogie Shooter! Most of our customers have had them installed with no Arc Approval submitted and no complaints. Although some Villages/Villa sections can have different restrictions, we have not heard of it being a requirement :)

Sooo, not being rude, just trying to understand clearly, when you say "most" are able to add these "without" complaints, does that they DO need to be approved and that some folks have just not been caught because no one has turned them in ? Or, are you saying these do NOT fall under the auspices of the rules and regulation ? I've used Pike's, they were the original electrical contractor when we built and always knew what needed approval. Please be a little more clear on your answer to we are not led astray. Again, NOT tying to be confrontational at all, just wanted to know clearly the Villages stand on having pre-approval.

It sure looks like something that would require ARC approval. Typically, the deed restrictions require ARC approval for anything that would substantially "alter the exterior appearance" of the house. I wouldn't have it installed without seeking ARC approval. All it takes is one neighbor to complain, and you may need to remove or disable the lighting. My next door neighbor was required to remove a light from his flagpole because of a complaint by a neighbor behind his house.

Your right better to get approval beforehand than be sorry down the road

Most do not realize that lighting can impact other neighbors. I have a neighbor in the Midwest that simply put a brighter motion activated light on his back garage door light so in the middle of the night if the wind blows hard or a deer trips it then it reflects through my house window onto a wall and ricochets back into my bedroom. At that time of night it does him no good on the back of his house.

Pairadocs, a call to ARC will answer your question. Don’t rely on anyone else to answer this for you. I personally don’t see how these lights could possibly upset a n’bor.

I think you are right. The lights look great, from an architectural viewpoint, but I live in a courtyard villa in a lovely neighborhood where the outside lighting is mostly just the pole lamps in the front yard. I would NOT want my neighbors installing lighting like this where it could shine in my windows. I have neighbors about fifty feet away who have a small motion-activated security light in their back yard that comes on now and then, but it only stays on for a few seconds. As it is, we have so much light pollution that we can hardly see any stars. When was the last night when you could see the Milky Way?

Some restrictions state exterior lights can't shine on adjacent properties so down lighting should be ok.

They are using similar lighting on new builds. They look great!

Take a ride down Conservation Trail (off Moyer Loop) in the Village of Pine Hills after dark.Some of those look really great and others not so. Only one is real bright.

Are you using the old version of the TOTV website? If so, try switching to the new version. It allows more data to be attached to a post.
