Metal Roofs & Florida Insurance Rules & Costs
 
I just got off the phone with The Villages Insurance, I called them because I was thinking of upgrading my asphalt shingle roof to a metal shingle roof. I asked them if a metal roof has the same stupid 15-year rule about replacement or being dropped by the insurance company. I was asking because the metal roofs cost a lot more but have a 50-to-100-year life. There answer to me was yes it falls under the same Florida roof requirement depending on which insurance company you use.
My question to anyone with a metal roof has this happen to you, have you had an increase in your insurance due to the age of your roof.

I live in a courtyard Villa and was told by the ARC yesterday that they make metal shingle roofs that look like asphalts shingle roofs. I should look at a color that is similar to my current roof and submit an application with a sample of the shingle. She said that it would most likely be approved.

But my question was, why paid extra for a metal roof if it has the same 15 year rule like the asphalt roofs do.

Concrete shingles will last much longer and are wind proof. We have some on the beach house. They had to do some work in the attic and redo the plywood on top, but they are great during storms.

Since they weigh about 50% of what asphalt roofing shingles weigh, the answer is yes.

I’d be more worried about a metal roof now being a lightening rod.

So you’re getting lighting rods so you can attract lighting. Yea, I know this roofing company gave you some song & dance why metal roofs are better. Then why aren’t lighting rods made of asphalt or plastic. So why didn’t they start putting them on houses yrs. ago if they have a 50 to 100 yrs life span? So in other words Ins. rates should go down, right because no more houses destroyed by lighting. We’ll see soon enough. Hope you’re right, not trying to start an argument.

metal roofs do not attract lightning. In fact, a metal roof can actually make a lightning strike much less dangerous. As a naturally.

I don't see where Mike.Kathy mentioned lightning rods at all.

Lightning rods do not attract lightning to a house. If lightning hits a lightning rod then it was going to hit that house anyway. The lightning rod provided a safer place for it to hit and probably saved the house.

Lightning rods are not made of asphalt or plastic because asphalt or plastic are not good conductors of electricity. Lightning rods to not attract lightning to a house. Lightning rods provide a safer place for lightning to hit and channel to ground rather than hitting the asphalt shingles and damaging the house.

Metal roofs do not deteriorate like asphalt shingles do. Asphalt shingles do not get dented like metal roofs do. Metal roofs ought to last much longer than shingles. It is a very valid question to ask whether an insurance company treats metal roofs differently than asphalt shingles. It is also a valid question to ask whether the ARC rules for your CDD allows metal roofs.
