Villages Inspection Service Twice the price??
 
New Dabney new resident here. Before my years warranty is up I'd like to get a home inspection. I called Frank D'Angelo, because he specializes on the villages, and was given a quote of $575 for a 1500 square foot home which is twice what it would have been back in Idaho. I know everything here is more expensive, but this seems excessive to me. Is he really worth that much? Or does somebody have a home inspector that does just as good of a job for a more reasonable price. Seems like every time I turn around somebody is charging me $500 here…

Do not know what most charge but he does have a very good reputation here

$575 sounds reasonable. I guess he will be at your property for a few hours, has to drive there.
He has the best reputation around.
For a couple hundred thousand dollar investment, another 575 isn’t too bad.

We paid half that about 6 years ago. He has a good reputation so maybe the premium price is worth it. You are correct in your assertion that everything is more expensive in TV. Lawn care is the only exception I can think of.

Frank does a very complete inspection, he found items in our house I know we would have never discovered until there were problems. He did a complete inspection including the attic, on a hot day, and gave us a copy of the full report with photographs and made contact with the warranty department to have corrections made. He was well worth the price.

OP, you can shop around and probably find a lower price, or you can even skip the inspection altogether. But, if you hire an inspector, make sure it is one who has done a lot of inspections in The Villages, so they are familiar with Villages construction and typical issues. Also, there are some inspectors who will do a mostly cosmetic inspection, which will be worthless. This is one case where you really do get what you pay for. Also, most home inspection contracts provide no liability of the inspector, unless you pay a lot extra for "error and omissions" insurance. It is not included in their basic contract.

Frank, then his sons has inspected 3 out of 4 homes.

the preowned we didn’t use him, was very costly in repairers within 30 days that was missed not by trying to save money, but Frank wasn’t available.

So use someone who will save you money upfront, then find out what would have been fixed for free, is coming out of your pocket.

Due to SF our inspection was $650

I just had a home inspection in Ohio today on a 3,000 ft. home including radon and wood pests, $1,050.00.

Frank is usually booked 4-6 months out. We booked all our inspection date 10 months ahead to make sure a good date.

Everything isn’t more expensive in TV, depends on to what area you are comparing.

Does that matter? You’re not in Idaho. The best guy here is price X. Don’t compare to Idaho, compare to other inspectors here.

Things are more expensive in TV. The same service you pay for here is less in Ocala or Orlando.
