Buying a home in TV listed on VLS, Do I need a buyers agent?
 
My wife and I are looking to move to TV next Spring and with the changes to the way commission are paid to real estate agents I have a few questions.

1. If you buy a new home from the developer do you have to have or pay a buyer’s agent or a commission to the VLS agent that showed you the home?

2. If you find a pre-owned home on VLS and you go to an open house and want to put in a offer, do you have to have a buyers agent or can you submit an offer to the sellers agent and not use an agent at all?

My wife and I know where we want to live and we enjoy going to look at open house still we find one we love..I’m not sure I need an agent for any of that maybe just a real estate attorney to facilitate the purchase. Thoughts?

VLS sales reps are not associated with MLS. I believe the lawsuit does not apply to them. From what I have heard, they will continue to operate as in the past. You will be assigned a Villages Sales rep to assist in the purchase of a newly built or preowned home.

In order to buy a home in the Villages, you must understand you may need TWO agents. VLS sales reps sell new homes and preowned homes listed on VLS. MLS agents can ONLY sell preowned properties that are listed on sites like Zillow, Trulia, etc. They are not associated with the Villages and cannot negogiate a purchase on VLS homes. Vice versa, A VLS sales rep cannot sell homes listed on MLS.

An MLS buyer's agent primary function is to assist in finding a home. If you are comfortable searching for a home yourself and are equipped to negotiate and handle problems that may occur, you can avoid them. Simply make your offer to the listing agent.

Just wondering what area you're looking at and why? You can PM me if you want. Wife and I should be moving there late 2025 but going to rent for a year or two to make sure it's right for us.
