Issues with the warranty department and/or Southern Touch Painting?
The Villages Warranty has been awesome for everything we needed fixed after our 1 year inspection. But I'm having a heck of time getting the paint company to paint the stucco areas that were repaired.
The Villages Warranty department sent me Southern Touch Painting's phone number and said to call them to schedule. Southern Touch doesn't answer the phone and doesn't return messages. The warranty department doesn't reply to me now either. Anyone else run into issues like this? I even told Southern Touch that I don't care about the minor stuff inside that was found, just want the stucco repairs repainted. |
I would send a detailed email to this address. They are responsible for correcting warranty defects. Explain everything you have done, who you have spoken to, and what you want them to do to resolve the issue.

I had some minor repairs done to my stucco. You should have received a quart of the exterior stucco paint for touch up.
Took me 10 minutes of my time to do it. Save yourself even more time messing around with scheduling contractors and do it yourself. |
If you are past one year you may be out of luck. I was told everything needed to be completed before your one year anniversary. It used to be iif it was reported before one year it would be addressed but that apparently old propaganda. So those with new houses should get inspected at about 10 months and then email and call warranty constantly until issues are fixed. If you really want the painters to paint for you, go to Brownwood sales center and ask to speak to a manager. You can also try going to seniors vs crime next to the Barnstorm theater midday Tues-Thurs as they can help with these issues.

Issues with Warranty Dept.
I had this issue a few years ago with the Warranty Dept. blowing me off. Finally I started to write letters and after about 15 letters with no response, I took pictures of the letters that I wrote and contacted Mark Morse. Before contacting Mr. Morse, it took 8 months to solve my problems. Within a week, the Warranty Dept. finally responded to me. Mark Morse was a pleasure to deal with. Go on districtgov.org and see if you can find Mark's email or the address of his office. It's probably different than when I dealt with my issue. I found Dennis Stratinger very difficult to deal with at that time.

Our cabinets were being worked on often even past 14 months. I dealt directly with PGT windows often and they were out just prior to my three year anniversary. However Nickel Tile was never held accountable for their horrible installation of tile and LVP. I've heard where somone checked their building plans like 5 years later and realized they were missing a medicine cabinet an it was installed at no cost. This stucco paint is such a small issue, they should just do it. |
