I found this site, by Sumter County, that will inform of changes to the status of your home title. This should be very effective to stopping someone from filing false title claims.

They have it for Sumter County and Lake County, but the last time I checked, they did not have it for Marion County.

We had it on all 3 houses in TV, in Sumter for more than 3 years. I believe Don Wiley (Goldwing nut) had the information on one of his informative videos, that many of us hope can continue.

You can be contacted, by phone, text, email, or all three. Two of our homes were being sold, at the same time as construction started for the pool at our new build. There is definitely a lag time from documents filed, between text, call, and email. One sold house was a week, the other 11 days, but there was a federal holiday at that time.

Since we had the knowledge two of the homes were closing, there was no surprise, but had to call to see which of the 3 homes I had to receive the notification. If I were doing this again I have only one name for contact on each house, using just their phone and email per home. I registered both of our names, same email, and only one phone # on all three.

One document filed for lien on the new pool build there was no contact from Sumter for 5 weeks after filing. But one that was just intent to file (no lien applied, just paperwork) was within 3 days.

That I found a little disturbing, a true lien took so long for notification, compared to paperwork for intent, but no lien filed. That paperwork expires at 6 months, basically just goes away.

The lien however will have official documents signed by the company, releasing the lien on your home when monies are paid. Please be aware any contractor, can file a lien on your home, and may be in the paperwork you are signing. Our two companies were up front that this paper was for intent and the lien, explaining the process

Note that Marion County now has a similar alert service to Sumter and Lake. Go to:

MCPA Home

And click on the property alert service under what's new at the bottom.

I signed up for this a couple of years ago when they set it up and it works. When I had a permit pulled for my lanai I got a notification from this system.

Correct many have used this resource for years. But.. sometimes newer residents wouldn’t know to search for those old threads.

Some information is worth repeating. Especially for information that even landscapers can file, intent on your property. Anytime one seeks quotes check the website.
