Popcorn ceiling replacement in garage
 
My house is 21 years old and has a popcorn ceiling in the garage that is breaking off. Has anyone on here had that problem? I need someone to remove and replace with something else.

I haven't had it done yet, but this outfit (Performance Drywall) gave me a quote. Not cheap.

I would just paint over it. IMO not worth expense in garage, but, that’s me.

We are currently in the process of handling all the ceilings in our 25yr old home. If you want to PM me, I will tell you what processes are available for you, general costs and what we ended up doing throughout (or 25% complete). Popcorn sucks, it was the lazy builder cover-up of the 90s.

OP, one word of caution, some (NOT ALL) popcorn ceilings contained asbestos which will greatly complicate removal and greatly increase costs, I think these were older maybe 70's vintage, but I would check before you proceed any further.

OP, I tried to reply back to you in the PM but for some reason mine won't work now. One other thought I forgot to mention in my original information. Why is it crumbling? Is the drywall (ceiling) cracking under weight? Is this a wet/dry issue from a leak? First figure out why it's occurring, then deal with how to replace it. Good luck.

Not sure if he does this but here is his #954-643-9495. His name is Jose and he has a crew. Used him a couple of times for ceiling drywall repair and he does excellent work.

They stopped using asbestos in the mid 80s. Only something in the historic section would even have a small chances of this.

Nothing west of 441 would have asbestos.

Not so. While the likely hood of it being asbestos is low the risks can be high if wrong. I used to be licensed for asbestos in Ohio and am a safety and health professional. A test is cheap compared to a potential lawsuit and cleanup after contamination from improper removal.

In the United States, the use of asbestos in popcorn ceilings was effectively banned in 1977 by the EPA. While a complete ban on all asbestos-containing products in the US didn't happen until later, the EPA banned asbestos in spray-on surfacing materials, which included popcorn ceilings, in 1973 and expanded the ban in 1978. Although the ban was in place, manufacturers were allowed to use up existing stocks of asbestos-containing materials, so some homes built in the early 1980s might still have asbestos in their popcorn ceilings.

I should have been more clear, there are a bunch of non TV homes west of 441 built way back that could indeed have asbestos.

My garage ceiling was cracking and dropping white chips, always on the seam line. I watched a lot of videos and repairs.
I finally fixed it by having 4” wood strips put over the seams, then painting the ceiling with a good outdoor white paint. It was the most economical solution I could find. Any handyman can do it.
I’m not sure if that would help fix your popcorn ceiling because mine is textured. But for a lot of the people whose problem is on the seam lines…it’s a great fix.
