Home warranties
 
Does anybody know a good home warranty after my warranty expires on my appliances, who you all recommend?

IMHO, I would not get any home warranty service, there are too many ways that coverage can be denied or greatly reduced. However, if you still decide to go this route, I wish you good luck. Be sure to read the coverage and do not rely on the salesperson word.

To me it is an expensive insurance policy.

Would rather buy good appliances and pay for repairs as needed.

If you’re going to throw money away put it towards a surge protection warranty. Odds are better you will get an indirect or direct lightning hit that could take out your appliances. Duke Energy has one with no deductible but they do pro rate the appliances (rightly so). I did the home warranty thing up north but finally decided it was throwing money down the drain. The HVAC repair will be like for like with what they choose, etc.

Rather than pay for these questionable value policies, we have a separate bank account that we deposit into monthly the amount we would pay for one of these policies. Also, when points on our credit cards add up, we cash them in and deposit them into this account. When we need a repair or need a new appliance, the money is there to pay for it.

Our home came with a one year Broward Warranty Service. We upgraded it to the Gold package that include circuit boards. Good thing we did as both of the dishwasher circuit boards went out.. We renewed the coverage and again good thing we did as today Broward's is replacing the main circuit board for our AC system.

Even with lighting protection this circuit board was shorted out, and would of cost us more than the annual warranty. Now I will say we have never used a warranty system before, but moving here to The Villages, I don't know anyone to get things fixed reasonably, and knowing that Broward has our back when things break, is peace of mind insurance.

We use Broward Warrenty. They are getting expensive . They did cover and repair items over the years. Don't have number handy you can check them out on line.

I have been waiting for it to fail me but so far it hasn’t. I decided to try American home shield on three investment properties and our home so far the first year we had five different sorts of calls and they were all handled, including electrical twice. Also a furnace fix in the dead of winter in Denver within 48 hours. The company that I purchased the furnace through and had used for years couldn’t get there for a week. I did pay the service fee but everything else was covered. Before that in our new home, 2022, our Bosch dishwasher was leaking and I called a repair service recommended by TOTV. We were looking at the service cost and then $400 - service cost for a new seal. Figured I would continue my chances with American. PM if you have any questions.

Like any insurance, the only two benefits are peace of mind and no sudden big expenses.

The main benefit of Home Warranty is, when something breaks, you don't need to search for a repairman. You just call one number and within 24 hours (check your contract with them) someone will come to fix or replace.

This is the only thing good about Home Warranty.

Otherwise, it's very expensive, never really saves money (otherwise they will be out of business) and a hustle when they deny your claim.

I don't even bother to repair things. I buy high quality appliances and when they break, after a looonnng time, I replace them.

This way I do not end up with old / repaired appliances and the newer replacement are more efficient and modern.

I am willing to bet that you have never had a previous home warranty. Basically they are worthless. After requiring you to jump through hoops they will always find a way to deny your claim. This applies to the car warranty industry also. Don’t fall for it.

Check the BBB for the company you are looking to purchase. So many are a rip-off based on the number of complaints..

I would take issue with your second paragraph. I think the opposite is true. There are several excellent repair companies in The Villages who will respond to a repair request within 24 hours, even on weekends. If you call one of them and they are not available, you can just call another one. But, if you have a home warranty, you are stuck with one company who may or may not respond within 24 hours. And it is very possible that the repair person who comes will be coming from out-of-town.
