Bond payments
 
We closed on March 31 and we have received our first amenities bill with the trash and water (which we placed on auto draw) and notification that our first mortgage payment will be drafted out on May 1. We also have electric on automatic draw. Have not heard anything about paying the bond. Is it paid yearly with your taxes and fire assessment? Should we be getting a monthly bill? If so, when do they come out and who should I contact to make sure we recieve it?

Annual with your tax bill.

If you live in Sumter County your tax bill will come out around the first of Nov.
On it will be your
County taxes
Yearly spec asmt-maintance
Bond
Village fire district tax.

When we did our loan, we had them set up an excrow account to pay the bond and taxes and insurance. That way we don't have to worry about them until the mortgage is paid off. Ther is no extra charge for this service.

Since you took a mortgage out I'm surprised that they did not automatically escrow your bond and taxes (and insurance). I know I went through Citizens and they required it.

But if not then yes it is annual and separate from your monthly bill that includes Amenity fee, water (irrigation and potable) and trash.

Lady doc,

Go back and look at your closing documents to see what the bank is escrowing for you. It is likely to include both the bond and the taxes.

We went through Citizens and no escrow was required and we did not want it anyway. I believe whether it is required or not is based on the size of the down payment. At least I know that's how it was determined on the last property we bought.

We went through citizens and they did not require an escrow account. They asked if we wanted it, we said no and that was the end of it.
