CYV with Pool?
 
Is it allowed to put a pool in the back yard of a CYV, providing there's room, of course. I'm thinking about the new bungalow style CYV's. The Fairmont looks nice from the floorplan (with the optional kitchen layout). If I were to get that on a corner lot, could I put a pool in?

Also, I'd be interested in all thoughts on backyard planning. I was trying to think "outside the box". I know about extending the lanai and adding a birdcage, but has anyone done or seen other things in the back yard? Also, is it possible to put a shed in the back, as long as it's not seen from the front of the villa? Could you possibly store your golf car in a shed, if you widened the gate?

Any thoughts would be appreciated. Thanks a bunch!

I have seen pools in CYV yards, we have enough room in our yard but decided against it - just stuck with a spa and large birdcage. (We are not on a corner lot by choice.) I think the neighbors on the other side of our wall do not have enough room for a pool.

I am not sure what bungalow style have for yards.

Besides the spa we have a large grill, fire pit, fountain and seating area. Outside of the cage we have filled with all stone and strategically placed plants so we don't feel we are looking into our neighbors house or they are looking into ours.

We have our kayaks stored along side the house but they are outside. In older areas of TV I have seen cart garages attached at the rear of homes but have never seen that in a CYV or any newer areas.

I have seen some nice waterfalls and fish ponds in CYV's.

There are several CYV for sale right now that have pools. We looked at a few when we bought ours. When we were looking it was mostly Woodlawns or Stoneybrroks that had a pool. I didn't like where the laundry was located in relation to the door from the house in the Woodlawn so that floor plan was out. Neither of us cared for the layout of the Stoneybrook so that was out too!

There was a Beauregard that had a pool and backed up to a golfcourse. The villa, pool and backyard was great. I had a shared driveway, so we passed on it. That villa has been on and off the market since before Christmas of 2009 when we first saw it!

We really didn't look much at new.

Tednrobin, Think twice about a veg. garden especially if you have a lawn company. There are a lot of pesticides used here. Perhaps putting them into containers would be an option.

I can't speak to the bungalow yard layouts but we have a corner lot CYV with a pool and spa under a birdcage facing the golf front. We were only regulated by the "setback" limits which presented no problem. The corner side yard is a secluded garden with a large pergola in the center and a walkway to the pool. Send me a PM with your email address and I'll send a couple of pictures.

I don't think sheds are allowed, especially in the newer areas, nor can you widen the gate entrances enough to get golf carts through.

Enjoy this planning part. It's lots of fun!

Do you know what the setbacks are as far as feet from walls (both side and back)?

For all the specific questions regarding setbacks and exactly what is allowed and what is not; I would suggest talking with the Villages Deeds & Compliance office directly. It is always good to get the "skinny" directly from the ones who deal with such issues - and not on a forum where you might get some incorrect information (although well-intentioned).

TBugs makes a good point but for what it's worth:

When we went to T&D they looked at our plot plan and said that the pool could go anywhere inside the dashed line inside the solid lines (the same dashed line that the house had to fit into).

The floor plan of the Fairmont is much like the Stoneybrook. We have friends with the latter that have a cage and pool.
