Can anybody tell me the Pro's and Con's of not being at closing. Thanks! :posting:

if you are closing with citizens there is no problems..but we went out of the box due to cost and even if its not your fault closing one day late is costly....with what we saved from not using citizens it was worth it but we had our bank on site to do closing

Hi Newcomer,
Welcome to TOTV! We purchased a resale and were not at closing because hubby was on a business trip. Don't think there were any particular pros or cons, other than the terrific plus of not having to inconvenience or stress the seller by rescheduling.

I don't know that it matters either way. Over time, we've done closings both ways. If it's logistically convenient to attend in person, to me that's always fun. If the situation doesn't work well for you to be there, it still all comes out the same in the end.

We were not at closing with Citizen Mortgage and had absolutely no problems. Our closing agent took care of everything to ensure the closing went forward on time.:D

we were not at our closing & we did not have any problems - we did not use Citizens Bank either - our old house closing was the next day & that we were at (because we didn't trust the buyer) - so convenience for you works.

It is highly unlikely you will have any surprises at a closing on a Village NEW property..cannot speak to a resale. We did ours by mail and it was effortless. All issues regarding title insurance for the buyer and other costs that are optional that you may be faced with will be presented to you for a decision before closing.

The one thing i would ask for and tell them before you get to the closing table is that you want a notarized "Contractors Sworn Statements to Owner and Final Release of Lien". This document identifies all the contractors and subcontractors who worked on your property and this document would favor your position just in case a construction lien was ever filed against your property...... if in fact for some reason they never got paid by the Villages prime Contractor. As far as I know no construction liens have been filed against new construction BUT this a is one reason why people buy Owners title insurance and would be one more reason why owners title insurance is not needed if you have this certification.
