Total cost of purchase in TV
 
I have a question about purchasing new homes in TV, Does the price listed for the new homes include the lot and for the build you new home, does the starting at price also include the lot?

When you see a home already constructed and there are some under new homes...That is it. You will have taxes and bond payment. But that is it. The price. There will be closing costs if you have a loan, but if you pay for it outright, that is what you pay.

On the model section, showing each model, that is kind of the base price without the lot and the roof...

No just kidding. You can then upgrade.

If you want to know the prices of homes go to the homes already constructed and see what the prices are. They go up or down depending on the lot , a lot on water or on the golf course or with rear privacy is more...a lot with "kissing lanais is less....and other additions whether they have a golf cart garage, will be more, etc. etc. But...there are a limited amount of upgrade. They offer certain things and do not offer others.

When looking at the TV website, build your dream home click on designer homes. A new window opens, than click on a model. Read the fine print at the bottom. It says the price is for a base model and home-site. Hope this helps.

The price includes the lot, BUT you can have lots that increase to price dramatically like on a golf course, water view, backs to road etc etc. God forbid if you want a water view and golf course lot together.

Correct; The base price on the designer gallery includes a basic interior lot. A corner lot, cul-du-sac, golf view, water view, or any other upgrade will increase the price. Want on the 7th fairway? Add about 120-150K to the base price.

A good example of lot price affecting the selling price is the Lantana. The listed base price for a Lantana is $235,100. There is one new Lantana currently available for about $260k, but seven others are from about $360 - $440k. The Lantana, because of the depth of the plan, almost always requires an oversized premium lot.

The lot is included in the spec homes. But, if you plan on building there are very few lots without an added price. Maybe it was like that in the past, but, we recently built and even the basic 60x90 lots had a price...like $1000-3000 which was not included in the home price. Our sales agent sent us a plat map of a new village release w/prices & every lot except one had some kind of premium.
